It's not that bad, a couple of garbage bins out front and a half dozen guys at $20/hour to clear out everything. Done in a weekend. If the bones are solid, new flooring, kitchen, bathrooms, paint inside and outside and she is good to go. In the spring, turf the grounds and flower the shit out of it. Sit and flip over the summer to a sweet family looking for a piece of paradise. It's not like a major crime took place here or it was a grow house. No idea of the surrounding house prices, to know if this will all work out well financially.

Gross yes, sad to think someone was this mentally unstable to let it get this far. I would think if you were to put up a small outdoor bird feeder the neighbours would be on high alert.

$500-$600 depending on finishes. you are hard pressed to find a big corner property like that in canyon meadows for under $450k... pretty much nothing you would even want to live in over there for under $400k

Exactly what I was thinking. It would make a great flip. Put $50-$80K into it, and still come away smiling.

biggest issue i can see will be the plumbing. no utilities for 4 years?! you see that toilet? yeah that was used with no water till it was up to the brim :barf:

then given 4 years to harden throughout all the pipes in the house...

I saw this a while ago. Everyone has seen horders. I can't imagine the amount of work it would take to get this place back into livable condition.

I'd be budgeting close to 175k, your not gonna be able to lipstick that pig... almost in the bulldoze and rebuild... which is probably why the 350k price tag, lot value...

I can just imagine the stench now... omg... you'll be lucky if its just new floors, after 4 years its probably in the studs/joists...

Its probably not as bad as Y'all think. Yes, the bathroom is gross for sure, but i dont think it would net a gut to the studs reno except for the bathrooms. The houses on Hoarders are 10x worse than this place.

My husband, brother and father reno and flip houses...but there is no way I'd be letting him back into the house after working on a site like that all day. Gross.

I cannot begin to imagine the person/people that lived there. It's sad to see such deplorable living conditions.

maybe for 250K it would be a good steal... As for a beyond group rebuild. I have a full factory full of melamine and plywood. I can donate some :)

Depends how its optioned, that pair was $$$ but it was mostly in the options, triple pane = lots of weight = lots of $

Did a cross reed glass door last year that was around 7-8k, haven't seen what glass has been doing recently

I want to video scope behind the drywall first before I would buy .... also, ill bet all the water/drain pipes are cracked from freezing and the moisture from thawing out.

doze it down and put a pre-fab house on it.... else, subdivide.

At $350k I would think it's not worth it to just reno and flip the house. I would imagine that there's a fair bit of contamination within those walls, and the seller would probably have to take a good hit on the price if the buyers ever find out about the house's history.

alot of people were intrigued... from what a realtor had told me... there was no utilities/services to that house for 3+ years

nobody knows what would be uncovered, as you start tearing that thing down to its studs...

you're talking possibly burst pipes, subsequently mold, etc...

anyone get an assessment as to how much that lot itself is worth?
