View Full Version : FS: Industrial warehouse bay (attention Automotive peoples)

Current City of Calgary use: Currently regristered for auto mechanical minor (1 hoist) and detail, tint/windshield replacement, Paintless Dent Removal shop. This is really beneficial to exisiting automotive related persons, previous property owner was non-automotive, it took me 8 weeks to be approved going through a Change of Land Use with the city before I could legally operate an automotive related shop. (they required certain blueprints, an operation discription, fire inspections, etc...) So if another automotive related buyer takes over, it would only be a Change of ownership (or similar wording), which would be roughly 1-2 weeks or shorter. TBV by buyer

Features
- 2 compartment sump (you need this before city will approve a detail shop), gutter drains, sloped square pad with drain by garage door (connected to sump)

- 220-240v connections on both ends of bay (was powering a hoist, not longer on property), and pressure washer (comes with property, AS-IS)

- 110v outlets wrapped ALL AROUND bay

- Washer and dryer (220v, duct vent) connections

- Nicely tiled bathroom, with corner shower

- Comes with pressure washer, and air compressor (AS-IS, they work, but have NOT been maintained) Cast iron air lines on both sides of bay

- 3 connections for HOT/COLD water taps (1 with utility sink, 2 hot/cold each side of bay)

- 22-24' ceiling height (buyer TBV), with second level windows already in place ready for mezzanine. (some of the warehouses that are only for lease by huge corporations purposely build under 18' where their tenants can't legally build a full height second level; one of reps for a big firm told me this, for safety purpose and actually limit tenant's space potentials, and of course keeping building costs down too)

- For this build, I went with hardware instead of cosmetic, for those who appreicates function and hardware, please notice all waterlines, gaslines, electrical are properly shot up all the way to the ceiling and over... Not some quick rigged two by four framed 10 foot high bridging hoses, electric, flex gas line, across the bay... I rented a skylift/platform lift with openend workorder, that was a pants pooping invoice at the end, but whatever.

- ALL electrical, gas, plumbing done with City of Calgary permit and inspections... ALL these trades completed by fully licensed, actually Calgary born and raised 2nd-3rd generation owner/operators... NO China-rig bullshit. No "Lee-Kee gas & plumbing Co".... No "Wong circuit electrical Ltd."

220-240v electrical routed all the way up ceiling height, IMO nicely tucked and aligned. Both sides of bay have 220-240v power

Bump, still for sale.

Great location surrounded by major automotive players (don't forget it's a WAREHOUSE bay, so you can still do whatever warehouse "IG" zoned things too, with the right permits/development changes)... But for the automotive peeps, it's plug-n-play with ur own decor.

Within 5 km radius, you can reach some big franchise dealerships: GM/Chev/Caddy, Ford/Lincoln, Toyota/Scion, Volkswagen (under construction). On top of that, at least 6 large size bodyshops in the area. (some are privately owned, some franchise groups, some belong to dealer brand bodyshops)

Why rent? When you can own? Find a business partner, one goes mobile servicing dealerships and bodyshops, while the other hangs back providing top notch service for Beyonders at the anchored shop location. #Windshields, #Auto detailing, #3M #window tinting, #Graphics vehicle wraps, #tuning #modding #customizing, #Paintless Dent Removal, #Truck accessories, #Remote Starters #Stereos, just to name a few; endless possibilities.

Buy before midnight, if the world ends you probably won't owe the bank a cent afterthat.

Perfect size for start up business, or just get your current established business away from renting from those pesty landlords, dealing with lease contract clauses/restrictions. Own your own place, do whatever the fuck you want. Never pay a cent in rent.

A no brainer for those considering setting up within automotive: Great power, plumbing/drainage, curb appear, compressor/air lines through out, pressure washer, customer friendly bathroom, too much to list...
