View Full Version : unremediated grow op/ remediated grow ops

hey guys, looking through realtor.ca and finding some gorgeous looking homes for cheap but they are either unremediated grow ops or remediated grow ops. Any idea what the idea with these are? What are the rules, times till they are accessible etc?
Or are these house someone shouldn't touch with a 10 foot pole?

I've done demo/cleanup jobs in grow ops, IMO not worth it. I don't know fuck all about real estate but I have seen the state of disrepair in these houses and I wouldn't touch them with a 39 1/2 foot pole. Foundations get jackhammered to bypass the electrical, and that's just the beginning... You're gonna get a certain degree of mold in any house but the process to get these houses 100% up to code and zero liability to live in is a huge and time consuming expense, and even all said and done it's a gamble because nobody wants those houses to begin with. Might as well buy it for the lot, tear it down and start over. Bigger initial investment but more likely to yield a profit.

the houses are generally cheaper, but that is because they need to be gutted and renovated, inspected, and then have a cloud over the resale.

Funny thing is, the grow ops usually end up being more expensive than a regular comparable in the end, and MUCH less hassle.

There just isn't enough incentive to buy these places like there was 4-5 years ago.
