How does this happen? It's been there for some time as well. I can't imagine they got approval or permits for any part of this since a three story wood frame apartment "add-on" to a residential property AFAIK is not legal...

Google link is DOA.

Call the city, it looks to be a fire hazard as well, both buildings IMO.

Nah, I don't live around there. His neighbors can call if they want. I was more or less trying to figure out how someone gets away with this. I can't imagine the city is not aware of it through complaints or something.

Google streetview is dated May 2009 and it's already finishing construction. So I would assume permit if any would be issued in 2008/09.

is it a walkout? If so, that is only a 2 story, and judging from the alighment to the garage, it could be a 3 or 4 level split with walkout basement...

but holy fuck, how has the city not torn that garage down yet?

The assessed value is hilarious. All the neighbors are in the low to mid 2's. This place is assessed at 424k lol. I'm guessing permits were most likely issued, and assessment is based on the total sq footage. Weird that the city assessment search doesn't show details anymore, sq footage, developed basement, walkout, etc.

edit - just had to log in. 2400 sq ft above grade, it's a mansion! The neighbors are all 800 sq ft above grade. :rofl:

edit2 - that garage is listed in the property assessment, so it's gotta be legal too.

yeah I never realised that was a thing until I went to visit a friend in Van and we travelled to the outskirts of Surrey, massive massive house, 8 cars in front, none of significant luxury value :rofl:

If that place is legal then I think it would be worthwhile investing in rental properties in the NE...

purchase run down single family home for cheap + convert to three story apartment building = profit!

Hell, rent out by the room like a ghetto hotel.

Its all good, its part of Rollin Stanleys and Nenshi's vision for densification. 38 people on one residential lot, perfect. The garage is for bicycle storage.
