Hi guys, please see the highlighted area in the map below, what will be built in this area? A new community?

Pretty sure that's a quarry and water treatment plant so probably nothing for now
But my best guess is a laser tag

That is currently a working gravel pit. The Pine Creek water treatment plant is just south of that area and it will stay there.
It will eventually become houses/green area just like Chaparral Valley, I'm on my phone right now but I might post the source later if I can find it (look for the East MacLeod Area Structure Plan, I think it's in there). That will be a long time away though, Walden and Legacy still need to be built out a lot more, probably 10-15 years.

I was under the impression that Blue Devil's golf course was to be the biggest golf course in Canada at some point. I don't recall who told me this. But it would be an ideal place to expand the golf course.

When I walked along the cliff of Cranston and overlook there, the entire area has been nicely graded if there won't be any development in 10-15 years why do they have machines driving around now?

If they do I hope they also build a bridge connect the golf course to Riverstone of Cranston :poosie:
However, the developer would make so much more money by putting houses on this land. I think it's more likely to be a new luxury community.

Doesn't the developer just bring in some loam from elsewhere to build it up and it's good to go? City stamps it as good and we're on our way to selling half million dollar houses?

Page 47 says:
"These deposits have an expected lifespan of 10 to 15 years and represent the majority of gravel and related products associated with development for south Calgary... These policies also recognize that the area undergoing resource extraction is interim and will be replaced by residential, limited industrial and open space uses in the future. When gravel pit operations are terminated on site, it is expected that areas within the Conservation Area will be returned to a natural state through reclamation and restoration of native habitat in order to protect the adjacent Bow River environment. Any existing wildlife corridors on site should be maintained as part of future operations. Adherence to the Urban Park Master Plan should be followed. Extension of Fish Creek Park into the Plan Area should also be considered."
Also page B56 from this document:

"Gravel extraction is complete for the northerly portion of the Inland site. The active mining area has moved south closer to the Pine Creek Sewage Treatment Plant. Inland would like to retain their concrete and asphalt plants beyond 2015 to serve the future development needs in the Plan Area"
Both of those documents were published in 2007, so things might have changed, but I haven't heard of any new policies that supersede these ones.

Honestly I wouldn't hold my breath, it's still an active gravel pit, and could be for a while (those documents published in 2007 say "10-15 years" left, with 2015 being the absolute earliest. It's not even on the City's radar for growth:

You have to remember, Cranston is about 15 years old and Riverstone is only now getting started. You could consider that valley "Walden Valley". You are probably 10 years away from seeing a single house in that valley. Sorry to all you people who have to look at it from Cranston!
EDIT: Not to mention, there isn't even a single paved road into that area.

You have to remember, Cranston is about 15 years old and Riverstone is only now getting started. You could consider that valley "Walden Valley". You are probably 10 years away from seeing a single house in that valley. Sorry to all you people who have to look at it from Cranston!

Thanks JamMan23 for the info! At least we know now that according to the documents it is the land reserved for a future community. I think it will start after Legacy is done or as JamMan23 said in 10-15 years.

Just an update on this, I attended a meeting of the Chaparral Community Association last night where the developer gave a presentation about this development.
It is being developed by WestCreek, the same people that are doing Legacy.
It will be called "Lexington". The housing mix had apartments (3-4 stories), townhomes, etc.. all the way up to large homes. There will be a pathway along the river, the bottom of the escarpment, and the top of the escarpment, and throughout the community. There is land for a private and public school.
They said they hoped to have the first show homes open in 2017.
I believe they said they hoped to apply to the city in a couple months. There may have been other details, so feel free to ask anything and I'll see if I remember.

Nothing in Riverstone or Chaparral Valley flooded last year... including the walkout homes that back onto the river.

Where the OP is talking about was under water. And both sides are within flood fringes. If you're cool with that for insurance, or future risk, then so be it.
