View Full Version : Garage Building permit w/ variance

Has anyone applied for and successfully been granted a permit for a garage with a variance? As in not falling within the ruling bylaws for their community? or know of someone that has?

I want to submit one, as it says you can try, but i googled a million things yesterday and couldn't find anyone with the experience, online at least.

Doesn't really matter what for, oversized footprint, granny suite, deck or over height, just curious if they were successful.

You'd go from a building permit to a development permit. Depending on what you'd want to do

Ya i read that, i guess i worded my question wrong. i found your old thread on here but it didn't have a conclusive answer for this either...

Hopefully someone has seen it happen haha

Ive talked to a few people recently who've gone oversized. If I had the room I would have. I've heard it's almost impossible/not worth the money to build anything but a standard garage in the city. Aside from oversized. Such as a deck or live above suite. The suite, to my knowledge, has to have your property rezoned. And it's stupid expensive for the construction costs (building another full two storey house on your property). Same with a deck, you'd need deeper foundation, stronger structure, strict code following.

im a surveyor and see this all the time. garage put right on the building pocket. then its built a hair over and uh-oh now out of the pocket and need a variance. no idea how to go about getting a variance but see them all the time.

It depends on what you are looking for ... a variance will cost you more time (and money). Is it worth it for you? That is probably the big question for you.

Yes, I have been successful with variances...... I am a structural engineer btw and do this for a living.
