Up 5.9% and getting dinged for our renovation which wrapped up Dec 2015. So much for a July 1 sales comparison :dunno:

Well, the place was reno'd in 2013/2014 but it was just cosmetic work..it's not like we demo'd the thing... hell all that was added was a double garage vs. the old single. :rofl:

Maybe it's a time to file a formal complaint. :dunno:

Was your assessment adjusted in 2014 or 2015 to reflect your renovations and what did those renovations consist of? What community and the garage most likely added to your assessment a bit. Many factors at play here.

Ous, almost inner city 1955 bungalow, 0.5% assessment increase, estimated 5% tax bill increase. Assessment is probably pretty much bang on what market value is.

No it wasnt... it was only raised this year. I would say the house was gutted to the studs and rebuilt using newer material (house was built in 1948). We're located in Capitol Hill... neighbors stayed about the same, we're inline with what the infills around us are being assessed at.

Seems to be the case for most inner city, rebuilt or original, assessed at close to market. The burbs seems to be about 5-6% below market.

A couple of inner city properties that I checked that were assessed slightly over $1M last year are all readjusted to ~$850K this year. Seller drop the asking price by $150K but still want close to $1M. It's gonna sit, I don't see it fetching more than assessed price.

I'm more curious about what the city assessment is compared to the CMA?

It used to be, the city's was way below the CMA. It doesn't look like that's the case since last year. What's the consensus?
It seems too easy for the city to just come in and assess your house higher in order to get more tax revenue. 2014 was a huge jump over 2013, and then 2015 not so much.

My assessed value dropped by about $10,000. My neighbours (~6 closest houses) dropped from $60,000 to over $100,000?!?! WTF, my house, which had previously been assessed as the lowest value house on the street (and rightfully so) is now assessed as the most expensive?!?!? My neighbours are going to pay ~$1000 less per year than me when their houses are actually worth more (newer and better renovations, larger lots, larger floor plans etc.).

My house in Kincora is down 9.7% from last year. I would say the current assessment is about $10k high in the current market.

I'd agree with that. I'm in Kincora as well, and I believe without factoring in improvements I've made, my place is about 10k high as well compared to market value.

1300ish sqft starter home in Nolan Hill up $10k from 409 to 419 this year. I did get a fence put up and grass though.

Mine only went up $1K which is nice as the property taxes will be lower.

Something I have noticed for a few years now and not sure if this happens in other crescents, but the gap between the most expensive house in our crescent and the cheapest have been getting narrower. When we first built, mine was the most expensive assessment and it is the largest square footage, 3rd largest pie lot but only one facing west (rest are NW to E). But my increases have been way smaller than the other houses so the gap is getting closer. Doesn't really bother me as I am not looking to sell, but it seems a bit odd.

My taxes have decreased 3 of the last 4 years though because of this. Another guy in the crescent I talk to with one of the cheapest assessments said his has increased every single year.

Fence/Grass have no affect on assessments.

Your opinion has no affect on property assessments either. :D

The house 2 blocks from me that sold for 1.8 million affected the assessment of my home. My 6 neighbors who all finished landscaping in the past year had no impact. My mud pit still had an increase in assessment. I did add a fence so my mud would not spill into the streets so maybe that had an affect.

Some Calgarians are getting sticker shock when they open their 2016 property tax bills, which were mailed out last week.

Heather Morris is holding down three part-time jobs to make ends meet, and now her property taxes have risen by almost $100 per month.

She owns a home in Renfrew appraised at $700,000 for 2016.

Her taxes are going up from $3,700 to $4,800 a year. Morris says it’s a hardship for her to pay the extra amount.

“I can’t handle it – it’s soon going to be in a position (where either) I buy …a loaf of bread or I pay my taxes and taxes are not negotiable,” Morris said.

Some homeowners are paying more than 50 per cent over last year, largely because the city collects taxes on behalf of the Alberta government.

“We have to pass it on to tax payers, so the provincial portion of your property tax bill is going up 10 per cent. The municipal portion is only going up by three-and- a-half per cent,” Ward 10 councillor Andre Chabot said.

Many Calgarians are voicing their frustration on social media.

The projected 2017 tax hike is 4.7 per cent, but some councillors want that cut back if possible to just over three per cent.

They are asking city managers to prepare a report for next month to show what the impact of that cutback would be on municipal services.

So just where do your property taxes go?

The city has an online calculator to help you figure out it out.

For example, if your annual tax bill is around $3,800, about 40 per cent of that — more than $1,500 — is going to the province. The next big ticket item is policing at $506.

The itemized list includes everything from transit and garbage pick-up to roads and recreation.

I think i was expecting to see around $4600 so this was a decent surprise.

Same boat as this lady but didn't get screwed as much. 10% increase from last year even with assessment being 3% less.

My house was $440k last year and now assessed at $421k. My monthly tax payment increased by $30 so I guess I got lucky

Not really sure how much ours increased, but I believe it went from somewhere around $2500 up to $3000. That's a pretty big jump in one year.

While it sucks, it actually means the step up to the new home we're building in Chesteremere won't be quite as much of a shock.

Oh, I know they are more. I'm just saying that as my current taxes creep up closer to that of Chestermere (who I believe got a 3% cut this year?), it gets a bit easier to swallow.

Filed a complaint last year and had my assessed value dropped from $737k to $640k and paid $3600 in tax.

This year, the assessment came in slightly lower and taxes are up just under 10%. Guess I won't complain too much.

Taxes are Jan-Dec but recalculated in the middle of the year.

I'm not 100% certain this math is right but this is how I understand it.

2014 taxes - 900$
2015 taxes - 1000$
2016 taxes - 1100$

Upto 2015 mid year you are paying taxes based on the last amount of 900$, so 75$ a month (900/12months). Then mid year rolls around and it's oh shit taxes are 1000$ for this year, and we need to make up the difference. So you've paid 450$ (75*6months) so far and need to repay 550$ (1000-450) over the latter 6 months, so you end up paying 92$/month. End of the year everything is balanced and life is good.

January 2016 rolls around and they use your latest tax assessment of 1000$, so 83$ a month (1000/12). Then again mid year rolls around and then it's, oh shit taxes are actually 1100 this year, and we need to make up the difference. So you've paid 498$ (83x6month), and you need to repay 602$ (1100-498) over the latter 6 months and end up paying 100$ a month.

I 'think' this is how it sort of works, which is why your taxes seem to drop in January but then jump up higher in June. Or I'm totally out to lunch.

How does TIPP work?

Each year property taxes are billed in May, due at the end of June and cover the period from January 1 to December 31.

If you pay through TIPP you don't need to worry about the payment deadline or late payment penalties. Your taxes are spread over 12 months, starting January 1, with your account being paid in full after your December 1 instalment.

Your instalment amount is calculated by dividing your most recent annual tax levy by 12, rounded up to the nearest dollar. This amount is paid through automated withdrawals from your bank account the first day of each month.

When you receive your annual tax bill in May your instalment will be adjusted to reflect the actual tax levy, ensuring your account is paid in full by year end.

Your tax bill will show:
- The TIPP credit-to-date.
- The new instalment amount for the remainder of the year.
- The date we will start withdrawing the new instalment amount.

At year-end:
- TIPP automatically continues from year to year.
- In November, instalments are reviewed for the up-coming tax year to bring the monthly payment to an ideal amount. This ideal amount becomes the revised instalment beginning January 1.
- If an adjustment is made to your instalment amount, you will be notified.

The only time that property taxes was stable was during Klein/Duer years.

Very odd. The Jan 1st assessment indicated ours would go up by $6/mo. I expected that due to the carbon tax stuff, we would see a larger increase... but the actual tax bill only increased them by $3/mo. Count ourselves lucky, I guess.

Does the province portion this year include the carbon tax levy? I thought that would be paid by non direct means ie higher gas taxes, more levies on power consumption.

Yes, but the carbon tax still applies to provincial and municipal consumption as well, which cost would presumably be passed on via property tax.
