In the true Beyond spirit of un-contained, joyous narcissism, I thought I would start a reno thread for the new house. I haven't taken possession yet, but I plan to do a lot of the stuff before moving in. There are at least four major projects I will leave for the future: basement reno, home theater build, deck, and kitchen. Although the Kitchen may get done early, also.

(In reality, I like to do these things as journals for myself. I just went back and read through my home theater build thread on AVS, which was fun, too.)

For the beyonders that might wander in:

A couple of immediate needs, I'm looking into:

1. I need a person who has expertise in re-piping PolyB. Some debate about whether I should worry about it. I'm worrying about it. I've found a few guys using the google thingy that do PolyB repipes in Calgary. But any personal recommendations would be good.

2. If the above can do the plumbing on the new bathroom, that would be good.

We had a guy named Glenn at Mr.Rooter do ours back in 2005. It was very well done with no issues to date.

Do you have a link to your build thread on AVS? I was documenting my build over there as well - well, as far as I got with it anyway. It's always interesting to see what other people in the city have done.

Nice place, lots of potential.

The only other place I've seen with a uglier color pallette is that million dollar place ExtraSlow was trying to purchase with the forest green. :barf:

I can say with some certainty that Buster's place is nowhere near as ugly as the one I was trying to buy. But then again, I'm so pretty, anything I'm standing near looks uglier by comparison.

This color palette was very popular in the 90's. I couldn't stand it then, and can't stand it now. When we looked at moving a couple of years ago, most of the lake front properties at Arbour Lake had the exact same colors. We budgeted 400k for renos to update shit if we had bought and moved.

Awesome place buster, can't wait to see the progress!

At least it's not as bad as the 90s house we started with...everything was pink (walls, carpet, tile...even the freaking grout!), along with some really classy light fixtures!

Lots of good potential in your house...the lake view with all of the windows/skylights is great! But where are the kitchen pics?

I love doing things myself, but I tend to be more just labour, than anything. My father in law was a high-end house builder for 30 years, so I tend to come up with a plan, and he tells me where to swing hammers and drill. But he's in Winnipeg and we need to move fast. I'm more into paying professionals to make my life easier nowadays (hi Jordan! lol).

I think I will do as much demo work as possible. Maybe I can do some of the drywall work after the PolyB comes out. I'll pull up the carpet, etc. I can tell when someone of my skill has done work in a house unsupervised. It's the last 5% of making things look good that the pros get....this goes for tile work, painting, trim work, etc.

I built the home theater for me....and just hoped that someone else would appreciate it when it came time to sell. Lots of showings already, so maybe it's a draw in the MLS pics, who knows.

I'm not touching the basement in the new house for a while, but one "end" of the basement is a nanny suite with a living room, kitchen, bedroom and bathroom, plus a spare room for guests. I intend to take the two nanny rooms, cut one in half and turn it into my office over-looking the lake (no more basement cave!). The remaining 1.5 rooms of the nanny suite will be turned into a 2/3 scale version of my current home theater.

I take it by this that you're doing all the GC'ing yourself?

I have a plumber that does everything. HVAC, plumbing, re-fitting, supply/install, etc. Works with Wolseley Studio (http://www.wolseleystudio.com/)

I also know a tile guy.

lol. No worries.

Regards a GC....no, you can do it yourself. But doing a $100k+ renovation in a $million dollar home is a little more than "making sure Greg paints properly". Having quality trades at your disposal over phoning a bunch of guys advertising in kijiji is a skill in itself. Scheduling everyone to work smoothly together so the project takes 4 months instead of 15, Knowing that the $3/ft tiler is building your walk-in shower properly, and won't botch your $10/ft material, so it has to be completely ripped apart 6 months later.
And fyi..I'm not the most expensive tiler out there. All the jobs I get from new builders isn't because I was the highest bidder.

Anyways..looking forward to seeing the project take place. Keep us updated.

Jordan and Greg have convinced me that painting and/or lacquering will be a good option. So I won't be ripping it all out. The time is going to be mostly white with very light/white walls, so it won't stand out so much.

I want that too but curve staircase void a lot of options unless I come up with shit ton of cash. Luckily my 90's era house buck the trend and didn't go the oak route and went dark instead. It's holding up really well for a 20 year old.

That said, my kitchen is getting done this year. Bath probably next.

Oh, also count the number of gold trim fixtures around your home. I just spend a metric ton replacing them with brush/nickel color. The only one left is chandelier and 17" high ceiling fans.

I've finished off our kitchen, all light fixtures and switches, and have done all door knobs and closet pulls. Need to swap out some interior doors and all hinges before I tackle paint. Fucking 1994 vintage property. Lol

I happen to run into a Weiser set at home depot at ~25% off. I clean out both home depots up here in the north.

also, shopping for the style was a bitch too. Cant go too modern due to clashing styles with the trims.

Thank you for sharing this. I am lookin to stain the cabinetry and stair case in my home a darker color as well.

Apparently those gel stains don't require as much sanding as traditional paint. I think it may look nicer than paint.

You can get away with it to a certain extent by calling the style "transitional". ;)

My wife was replacing brass doorknobs, hinges, and cabinet pulls with brushed nickel as soon we got possession of our house. Thankfully our trim was already painted white and the only honey oak is two short sections of handrail, which I'll be having Greg stain a darker colour. :)

Interesting...I'm not sure I'm familiar with all the terminology. That front area isn't a "sunroom" in the way I would think. It's just really like a large kitchen nook area off the kitchen. Is that a sunroom? I always thought sunrooms were more like covered patios with doors and such.

I've been researching digital showers/spas.

There appear to be two, the Moen I/O Digital, and the new Kohler DTV+. They are both thermostatic valved things. The Kohler has the ability to control steam (won't have), audio via bluetooth (won't have), and chromatherapy lights (won't have). It's more expensive, and from my reading seems to have teething issues with the touch screen and the overall interface.

The Moen is a bit more simple, designed to just manage multiple showers head, temperature, etc. With big hardware dials for ease of use. The Moen also has a remote, so you can start your shower from bed.

I think I've decided to go with the Moen.

We have the Moen control.

Works really well. It's smart enough to run hot water only at first to get up to temp faster. It flashes the current water temp and you can see it pull back on hot to get to the setting you asked for.

Also, railings are fucking expensive.

We have 2x6 rails and posts with stainless spindles. $50K in upgrade cost over the standard shit (so credits). That was after negotiating the price down with creative stairs.

If you don't have any of those features and just want hot water fast, just get a recirculating pump.
$2k for that system seems like overkill when it is just doing the job of 3 valves.

I like the idea of a thermostatic setup. And my wife would love the whole start the shower before getting in with remote thing.

Plus it's cool.

I don't know about steam.

I may turn the basement bathroom in this house into a full on spa, with a jetted tub and a steam shower.....when I do the basement. Come in from the lake, have a quick jet and steam. Sounds nice.

Not sure I need it in the mah-ballz-need-a-scrubbin' shower off the bedroom.

So did you manage to get your induction top to be mounted flush with the surface? I gave up on mine and just had it mounted on top so it is raised. It would've been sweet to have it flush, cleaning would be a breeze. :thumbsup:

Mrs. Buster today informed me that she will not, under any circumstances, be without a jetted tub.

I hate jetted tubs.

Off to google!

Found out that there is an entire category of "bubble" tubs, which don't use nasty jetted water, but rather air jets with bubbles. The air is even heated, as is the backrest. More importantly, you can get the freestanding. And they aren't as loud.

Next up is the plumber to do the polyb repipe.

Once the walls are open for that, I might take advantage and run some data lines. Same with some speaker wire. Should also be easier with access to the subfloors throughout the upstairs.

I'm trying to decide if I want to keep/paint the kids built-in. Or remove it and put a simple desk in there with a wall mounted cabinet.

More than likely thats a commercial thing running risers in a skyscraper. In a typical Calgary home I dont buy the whole C6 arguments.

I wouldn't let that monstrosity in my ensuite, even if it was free. Hot tubs belong outside.

You might want to try out a bubble tub first.

The problem with bubble tubs is that with the bubbles on it has the tendency to make you float more and it can be uncomfortable for something that just wants to lie in the tub and relax.

However if Mrs Buster is 300+ lbs it might not be as much of a problem.

I wouldn't let that monstrosity in my ensuite, even if it was free. Hot tubs belong outside.

It's not that big, just the same size as any corner tub, but usable by two. Most corner tubs just waste the space by the corner. If you put a free standing tub in a corner, you waste the void behind it also. I think it's a great design and use of space. It's an air bubble tub, so that's why I suggested it.

When it is 2am, and you're tired, and have just sawzalled off the p-traps in the bathroom, ensure that the valves and faucets are closed when you turn the water back on to test. I think I hold the Calgary record for 38 year old men running to the basement. Fortunately, this CO monitor was basically right under the offending flood, and the water came right out. The CO detector didn't make it.

We have another house (for now).

We have to rush a bit, because Jordan sold our current house so fast. Thought I would have a few months to do all of this. Actually, I have had to sacrifice the kitchen reno, and push it to next year because of scheduling. Thanks for nothing, Jordan!

I've been in a hotel with those air jet tubs. Not the same as a jetted tub.
With bubble bath they definitely froth it up, you can easily get bubbles overflowing the tub. Could be what she's after but in reality, you run the air jets till the bubbles get to edge and shut it down. No way would you be able to constantly run them the whole bath with bubble bath in there.
But there's nothing by way of jets to massage anything.
Just a heads up. As well, I am not a bathtub user.

You could get a quote for it and its not cheap.

I would definitely replace the batt insulation, and seal up any holes between joist spaces, and to the attic, Can Spray foam the windows, etc.

I recently put safe n sound in my interior walls around the bathroom and it made a huge difference with the sound transmission to adjoining rooms. (but your already an expert on the sound isolation stuff, not me :D )
