There's always a dozen or so on the market. I'm on a mailing list with Jordan for 3+ garage houses under $700g. There's been more than one that have caught my attention, but the yards are always too small for me.

Not as simple as that, first you have to petition your neighbours for a paved alley, then if you get enough signatures the city mails out the estimated tax increase for the next 15 years. Then you have some asshole who goes around with another petition to get it stopped because they don't want to pay more taxes. Then it gets stopped because nobody wants to pay more taxes.

Source: I live in Fairview and this is exactly what happens when 90% of your neighbors are retiree's on fixed income, or rental houses with slum lord owners.

I actually got our lane paved but it was a massive time commitment and like others have said it doesn’t always happen (seems to be 50/50ish). Someone tried to appeal ours but was not successful, I don’t think they tried that hard.

I think I saw that place when it was in foreclosure a number of years ago. House stunk soooooo bad from cigarettes, no wonder it has been gutted.

Question about the property in OP

So is the addition building with the silver Mercedes considered the 4 car garage? And the maroon Escalade is the original double attached? 20x20, 20x22 ish

That's actually a really, really good deal. Toss him $550k or $575k and good to go. Not only is that size of garage in the city amazing, but overall I really don't mind the interior. Also, bonus on the illegal secondary suite for extra side monies!

The house was listed in 2013 for $347K. My friend described it as the "silence of the lambs" house. It's come a long way.

I have been eyeing this one, but at that price point I don't want to complete the renovation. Although a lot has been updated and it isn't nearly as much work as the Edgemont house!

That's a cool place as well. I have no idea what the house is like on the one I was referring to but I'm guessing it was a similar situation. An old house that's probably older then the neighborhood sitting on a 1 acre lot.

It's a double and a single tandem. double =4 single =2.


I'm wondering about the property as well. But how? When you say double where the short version maroon Escalade is, you can see the garage heater and floor mat (i.e. door going into house?)... So that makes the double, as a double; side by side and 20-22' deep... Then the oversize tandem single (with the silver Mercedes) looks to be 32' ish deep, by 15-16' width.

I have yet to see one of the many renovated bungalows with an en-suite - that seems to be the major problem with them and also what is keeping us from considering them at all. Too bad since they are a dime a dozen and you can take your pick of them in so many neighborhoods. I guess in the 50's and 60's en-suites weren't a thing yet?

Pretty much. The best you'll probably find is a 1/2 bath ensuite, of which is still probably closer to early 70's bungalows.

There are a few out there. They convert one of the smaller bedrooms to an ensuite. We may do that ourselves, as it's the easiest/cheapest way to go, and we don't currently think we need more than two bedrooms on the main floor.

My parents live in a 50s bungalow and did this. They gave up the small bedroom for a massive ensuite/closet/laundry area.

I find if you look in some of the central areas (Chinook Park, Meadowlark park, Some kingland and haysboro) they are easier to find...but also reflected in prices. Ive seen some that renovate their single garage to be the new Master with ensuite etc.
I want 3 bedrooms up as I have 2 young kids that I dont want in the basement.

You could also do what S_havinga(sp?) did, and put a second story onto a 1000sq.ft house. That's our dream that will never happen, unless someone gives us $200g gift certificate for a renovation contractor.

Funny enough that is exactly what I was thinking about when I saw this house for sale... Is $760k too much for a house in that neighbourhood? Thinking about future property value if one were to go that route.

When my parents did it, they added about 800sqft on the main floor and basement. The house was ~1200 sqft originally I believe.

You haven't been paying attention to it then. Houses are high 400's to 600k now, unless its one of the few unrenovated ones left. But yes, $760k is still too much for the area.
