Unless you mean knock off $27,300 off the get go and start negotiations from there?

4 pictures of the house in that listing and pictures aren't too flattering either. Thats what For Sale By owner quality gets you lol....not exactly drawing up much buzz with that listing

It’s a tear down, being sold for lot value only. Pictures aren’t typically a high priority for the target market which would be a developer.

Everybody knows buyers pay realtor fees in some form or fashion. But yes, as you said, start negotiations appropriately to include this fact.

It’s always the seller. The only person putting money into the transaction is the buyer, so the less money that is taken out of the transaction, that's better for the buyer. Most sellers know how much they need to make after all fees, so if tehre's lower fees, theyw ill have more room to negotiate, or as you say, they may reduce the asking price up front.
