Royal LePage is better for rates, but ReMax is the busiest around.

Is there an age minimum? I've been thinking about taking the course.

JordanLotoski
04-08-2004, 10:57 PM
no..but youll have a tough time if your 21-24....most people in my class where in there 30's and 40's

roopi

Why would the course be tougher for a 21-24 year old compared to a 30-40 year old?

I can see age playing a role in the actual sale of a house because older people usually get a little more credit/respect but this shouldn't be a factor in the actual course.

Neither.

Both of their rates are gonna eat you up. Unless your super confident you'll be selling houses right of the bat. My dad's a REA and he sees lots of starving new agents. And even worse, ones that pay 500-800 month (is that right???) even if they DON'T sell a house. That's stupid stuff.

Maybe try joining one of those agencies that only charges when you close? (My dad works for one up here and he saves TONS of money!).

But you gotta hustle all on your own (can't use the name to make sale).

no man..ive spent the past 2 weeks looking for a brokerage.....there only that high at remax...all the others are alot lower. and i wondt be doing this if i didnt think id make bank

Haha, I'm 20, not 21 so I should be fine. :D

It's possible to get around the age problem if I present myself well. I'm sure if I wore a nice suit and drove a Mercedes they'd take me a little more seriously. However, I could be wrong, very very wrong.

You don't really work for them do you?? Technically they work for you since you pay them the brokerage fees every month. Have you thought about CIR? I know the Real Estate Company is really cheap.

JordanLotoski
04-08-2004, 11:54 PM
CIR has the worst rep within the industry...if you look on a reca newsletter..there always the ones getting into shit..id never in a million years work for them....iam gonna fo maxwell i think..they have only been in business for 5 years and are 2nd in alberta.....remax is one..cause they have 1600 agenst in alberta...i think maxwell is an up and commer

A buddy of mine signed with maxwell and likes it so far. He told me the rates are competitive and he signed for the same reason you want to sign for which is that they are new and growing.

Hahahaha, that's great.

I was looking at the paper the other day and they had realators/teams of the month/week etc... Most of them look like they could use a haircut/shave and some real clothes, it might have been just from one specific company, but I wasn't impressed.

I took the course 6 yrs ago (i was 20) and SIRCANADA is right, they wre all 30-40, but DUMB AS SHIT. I was easily top five in that class and didn't even study for the final LOL..

Hakk it doesn't matter if you were in a $3500 Brioni suit and drive an SL55, at 20 you will get NO respect. You have to EARN it BIG TIME, trust me, been there, done that. Know your shit better than the next guy and differentiate yourself, THAT is how you'll get it done in any kind of sales/commission position, but keep in mind you WILL have to pay your dues.

SIRCANADA try Maxwell, I deal with a few agents from there for my biz and it seems like a great starting point...good luck!!

BTW does George Loades still teach the course?

I just was woken up the other day by two up and coming realestate agents. It was kinda of weird how they just rang my doorbell and asked me if I was looking to sell my house. They gave me there business cards, and they were from Remax.

I guess it was a good way to drum up some business.

BTW, Zorro what do you do for a job?

max_boost
04-09-2004, 04:02 PM
The Real Estate Course:D I took that a couple years back (20) and was the youngest guy in the class. Zorro is right, it's a tough field to crack but once you make a name for yourself, everything will be much easier. It helps to know a lot of people and get yourself out there.

If you think about it, would you trust a 20 year old in the selling of your home? Or purchasing? They just deem you as a kid who lacks experience.

Anyway, looks like SIRCANADA is back in the workforce, he's no longer retired! haha Good luck on the new career:thumbsup:

the calgary real estate market is strong enough that you dont need a realtor...

i would just put a sign on the front lawn and an ad in the herald

04-11-2004, 10:00 AM
Yeah that's a great idea if you don't know what you are doing LOL FSBO's don't sell all that easy, and the market is strong but the value of homes is down so most FSBO's over value their homes due to emotional attachment and never sell...

To me it doesn't really matter which company the realtor is from as long as he is good, charges a low rate, works hard, and knows people.

Last year I hired a friend who was 21 and recently graduated from the course to sell my house. I will never do that again :thumbsdow . He lost motivation really fast, brought his girlfriend to some of the signings, and got pushed around really bad. It seemed like he was working for the other buyer than for us.

Kirby Cox works for Royal LePage Foothills

I am a Realtor with Royal LePage. I think when you are new it is fairly important to have a reputable and well respected name behind you, such as Re/Max, Royal LePage or Maxwell. Quite a few agents will work for franchises such as these for a number of years, build a client base up then move somewhere with lower fees such as The Real Estate Co. or CIR. I chose Royal LePage because it is a Canadian company and has national exposure as opposed to Maxwell who has just recently begun to branch out of Calgary.

And yes, it is a tough business when you young. I started last year when I was 20 and was lucky to make it. I saw tons of people of all ages come and go in that short time period. Out of a class of 32, 6 of us are still in the business. The rest have since left or decided not to enter the business. My first year I made the MLS Million Dollar Club which was an awesome acheivement for anyone in their first year. If you work hard and can prove that you know your stuff then age doesn't really come into play, Nobody I have dealt with has voiced any issues about my age and I've done business with people from 20 to 73.

Another thing, a lot of people don't want an agent who drives a $100,000 Benz or BMW. It gives them the impression that you are TOO successful and are making too much money. Most of us find that something in between is pretty safe, to show we are doing well enough, but not to the point that the almighty dollar is all we care about.

Best of Luck in the industry, it has its ups and downs but if you work at it you will succeed! I really enjoy it, my hours are pretty flexible and I get to be my own boss.

Mount Royal or CREB. I think they are in the process of changing the course a little bit. Its about $1145 now just for the course. Budget for another $2500 is miscellaneous expenses. For more info you can go to www.creb.com

Oh yeah, and as far as I know, George Loades still teaches the course :)
