Then he goes around and tells people, look, it's worth 95k, I put it up for sale for 40, but you cause I know you, I will sell it to you for 20k. Someone will think it's an awesome deal and will buy it for 20-25k. At the end of the deal he still gets a good 10-15k over what it's worth.
