I'm listing my home shortly and have a realtor in mind. I intend to find my next home myself, but I need a realtor to deal with the details of the purchase.
What has anyone proposed/seen in the past, to gain an advantage on the selling commission of your current house, by having the same realtor benefit from the purchase of your next home?
Have no direct experience with this, but if you are choosing your next home yourself, what exactly do you think you need a realtor for? Get a lawyer and mortgage broker and go nuts.
Since the seller is the one who pays the realtor, what is the advantage of me going realtor-less, to buy my next home?
I think realtors can bring tremendous value. But they have a cost. If that cost is not being paid, then the transaction can happen at a lower price, and the buyer and sell can win.
Are you selling and buying in the same area? Your on an acreage near Priddis right? Some realtors have strengths in the city vs rural. Personally, our Beyond realtor has helped with both - although your scenario is pretty standard.
I'm using a a rural realtor to sell my rural place. Plan to move into the city, not sure on the community, but South.
I am happy to use a city realtor, to help me find the right place. I know they can inform me of properties before they hit the market. Just curious about how to benefit on commission negotiations if I give the opportunity to a single realtor to cash in on both the sell + buy, during this process.
Value could be making a offer and the selling realtor nudging them in your direction since they can pocket a bigger commission.Quote:

Some realtors will give you a % back if you do both buy and sell with them.
I would think they should give you a discount on both the buy and the sell. Not sure your price range but if it’s a 450-600 range I would ask for at least 5/3 commission (instead of 7/3 standard commission) that will save you $2000 on the sale, and then would expect they give you $1000 cash back on the buy. If your price range is higher than that I would ask for more discounts.
True North Mortgage used to have a deal where if you used one of their realtors and you used True North to do the mortgage, they would refund you back some of their commissions. Not sure if this still exists with them, but maybe another broker offers this?
