While the GT3 is a great car, most people that are in the market for an Italian exotic wouldn't consider it a substitute. A Porsche CGT would be another story, albeit in another price range.
The Enzo engine was out for all of the mods. I'm told it is now up to FXX specs but that doesn't mean it is a "true FXX engine". The MC12 did not get the same treatment.
