    depends on square footage. You end up excluding a lot of families with a bungalow under 1200sqft. Gets too squishy even with a finished basement. Primary bedroom with an ensuite & walk-in closet is on a lot of buyers' must have list.

    2 story, 3 bedroom upstairs, finished basement with bedroom is ideal for most families in Calgary.

    Large bungalow are hot with empty nesters that are having problem with stairs. Seniors keep snatching them up quick in my hood.

    They are usually last home before they have to go to assisted living.

    It wasn't an investment property. It was a principal residence that I moved out of because nothing was selling tail end 2014. It was about a 10% ROE for majority of the rental period. More about the wasted time than losing a couple points in returns.

    Believe it or not without knowing the future there's different ways investments can pan out. Only thing we know for sure is the resident infallible hedge fund manager will criticize our judgement while making baseless assumptions.

    Save money when you're young. Invest in boring index and bond funds. Keep doing this for 25-35 years.

    If you think that's "hedge fund manager" advice, well, check your head.

    Our bungalow is 1400sf with 2 bedrooms upstairs, 2 downstairs. Master bedroom does have ensuite and large walk in closet.

    Don't know about your hood. One is asking for $785K in the older part of my hood. There was 1 last year with golf course view that asked for $1M but that one is kinda weird with only a single master bedroom on main floor.

    I bought it as my first home (primary residence) and then moved out after 1.5 years and just rented the whole thing as I was offered to live somewhere else for free. I turned a $44k downpayment in October 2013 into $135k in equity and $80k in retirement savings by May 2021 by renting it and saving everything I got out of rent. I also sold the home at a loss from 2013 purchase price.

    It's not even in Bearspaw Meadows. House was always questionable on why do the cabin feel when neighbour houses are much better with a modern decor. But they liked it.

    Good location and road system was better until the city and developers messed with it and they added too many 1 ac lots.
