    Not sure if any beyonders are into real estate investing but its worth a try! My house is being listed tonight (feb 1) at 8pm on MLS but I thought Id give beyond first crack at it if there is anyone interested.

    75 x 130 lot
    No alley
    great neighborhood (winston heights/mountview)
    5 bedrooms
    3 bathrooms
    2 car attached garage
    lot is zoned R3

    buy this sucker, rip it down, put up 3 houses!!!

    $ 665 000

    (the avg. house price in the community is 600 000+)

    ill be checking PMs up untill about 6pm tonight.

    Actually there isn't one home listed in your area for more then $529,000.00 according to the MLS

    sorry let me re-phrase that for you: the AVERAGE house VALUE is 600 000+

    there is nothing for sale right now but a trailer and 3 shit hole places. yes all of which are under 600k, however go up any avenue from 27th to 30th and the houses are on massive lots and IF they were put on the market the AVERAGE price would be 600k +

    Except...this has the potential to build 3 houses - depending on the block, it's nearly impossible to subdivide in Mount Royal.

    how to build 3 houses there? only 75 ft wide? so 25 ft wide per house??

    no Architecture control area? NE ? it is about same size as my lot ... I don't see how to fit 3 or even just 2 houses ..

    You can build three infills except if you don't have a garage, it's going to be a hard sell since you don't have an alley.

    Theres no way you can build 3 houses on that lot. Two houses are a stretch, and even thenm 600k + 500k on two houses = 1.1m, far more than you could get for two small houses in the region.

    If he had an alley, it can work. My house is on a 25X120 lot. And then just build a huge 6 car garage in the back and divide it with a wall inside and separate remote doors
