    Default Welist.com

    Has anyone had success with welist.com?

    I need to sell my Evergreen condo and obviously if I can save a few $ in comissions then thats a good thing.

    But I don't have a month to put it on there, maybe just a couple weeks because otherwise I need to get a realtor to sell it before the market gets too busy.

    Thoughts, suggestions?

    Split decision on this one. The market is very hot right now, but not a lot of people are usually inclined to search welist and many don't really know about it.

    I say if your short on time, just bite the bullet and get a Realtor. Welist.com in my opinion - is great if time is on your side.

    Yeah, i'm split on this..but the WELIST website is shitty cause it's fairly unorganized and isn't really updated

    Client of mine had if house listed welist for 369,900 for 3 months..i listed his home for 409,900 i sold it in 3 days....even after commission he ended up way ahead

    If you're short on time you could try putting a classified ad in the paper for a week. Test the waters beffore you get a reltor. At least you can say you tried before you take a $10,000 hit.

    im a converted former welist advocate. the market is ripe for bidding wars, and you need a realtor for that. i tried to sell my house on welist while having it listed with a realtor simultaneously. i told him if i sell it privately he gets no commission, if he sells it for enough over and above my asking price to cover the commission, then he gets it. he agreed, sold it, and i came out way ahead. i used to tell people they were dumb not to use welist and now i have my foot in my mouth

    like someone else said, its good if you have time on your side. but still, you dont have enough exposure to cause bidding wars. id do welist in a slow market and when you were in no hurry to sell.

    Having a GOOD realtor who knows what they're doing is worth its weight in gold.

    Although I may be biased because I am in the industry, in this market, a Realtor is really the only way to go. There is over 4700+ Realtors in Calgary and area. While welist may be a decent option, I just don't see it bringing you the same results as the mls system.

    Sister sold her house on welist in 1 week. After getting about a dozen people looking at it she got more than she asked.

    I checked welist when I was looking for my place.

    The last 8 properties I sold all went well over list price because of the MLS system (Realtor's version is instant, as opposed to the publics which takes a couple days).

    sold my house on welist almost a year ago in a couple days - got an excellent prices after having no luck with a (crappy) realtor.

    I bought my house off Welist.com 1 month ago... there was about 4 other bids on the house when I made my offer. Think it sold in about a week or 2.

    My bad, its over 4700 Agents. Most would be residential. Commercial agents aren't required to belong to the Calgary Real Estate Board.

    Most of these agents are part timers or are simply holding their licenses for whatever reason. I would guess 20% of the agents do 80% of the business.

    But yes, there is a huge shortgage of listings. Currently there is 1071 Active listings in Calgary.

    But that means there are realtors representing a whole bunch of people who arn't able to find places on their own. Those realtors need to eat so they may be more inclinded to encourge their clients bid higher in order to get the commision from the purchase.
