    Default Edmontonians - Need rental figures for West End

    I'm drafting up an offer for an older 2 bedroom 750sq foot condo in the west end.

    The price is right and the unit shows pretty well, but the condo fees and mortgage will bring the place to about 1200/month. The unit is on or about 94 avenue and 155 ST.

    Anyways, what would this place realistically rent for? Condo fees include heat and water, no elec. I know i won't be able to break even, but thats not my intention right now.

    Any help would be appreciated. My realtor in Edm says that the area is very decent and relatively clean, which is why i'm focused on this place.

    Is it fairly new? With nice appliances?

    750 sq.ft. isn't much for a 2 bedroom. $1100 will get you roughly 900 sq.ft....

    So I'd say $900 including condo fees... maybe higher if the decor is nice.

    I'm charging $1000 for a 950 sqft, 2 bedroom, 2 full bath, 2 parking spot condo in south Edmonton.

    Mortgage, Condo Fees, and Property Tax comes to about 1300 a month but codo fees include everytihng including electricity.

    yea id say 900 too, because a pretty good price here with all bills and shit is about 1200 so take the loss for bit and u should do alright in the long run!

    I can't say I disagree with the posts here. However, if you're going to put an ad in somewhere (the Journal got me about 150 calls in 4 days), put it high. You can always allow an incentive or something or deal with people who apply, but just can't quite afford it or something. I thought $1500/month was high for the house I'm renting out, but I had 9 applications the first day, and at least two commented they'd pay more if they could have it right now. You'd be surprised what the market's like right now.
