Can anyone tell me if I have to pay GST on a brand new Infill?
It wouldn't make sense to me as there was an existing home already on the lot.

all the new infills I've looked at had GST. Don't think it matters that there was a house on the property before.

The GST construction rebate is based upon price. Once the price goes over $400K, there is no rebate. If this was a private resale, there should be no GST. But if you are buying from the builder, you will have to pay the GST.

GST is even applicable on homes that have had substantial renovations. So yes, GST will apply on a new infill if you are buying from the builder.
on a new home, you should only be paying what they call" NET GST" as the developer get a GST REBATE on teh new construction.
IF you do pay FULL gst, YOU should be applicable for the GST "REBATE"

On any home over $400K you DO NOT get the GST rebate.

You are incorrect on the first one, it is the developers choice whether to include GST on the purchase of a new condo or home, sometimes theyu are listed as + GST in an attempt toshow a lower price on MLS and attract more people.Originally posted by Voodoo Child

You are correct on teh second point however, there is a declining scale. The higher the price of the purchase, the lower the amount that you get as a rebate. you do get full rebate upto $300,000 and it starts to slide from there!!!!!
I'm not incorrect on the first one, I said they "should" include it and all of the ones we have been looking at (5-10) have it included. It's a reall a$$hole move to not include it from what realtors have told me because on infill over the $400K mark, which is almost every one, the GST is a substancial amount.
