Default Resale value: will I get my money back out of a bathroom reno

I am thinking of moving from my place, which is a 1986 build and has a master bath that is of the era. If is entirely functional, the vanity has been updated, steam shower added, and a newer toilet. I’m debating if it’s worth upgrading before a sale (we could do it ourselves) but am not sure we would ever get the money back out of it. Option B is a hardware refresh, and let potential buyers decide how they would want to renovate themselves.

I don't think you'd get any extra value out of redoing that. At the end of the day it's quite functional, spacious, and looks clean. Tile isn't that modern but it's not like it's a weird 70's bathroom with wood in it.

I'd just suggest spending a bit on staging it all pretty to balance all the white tile.

    Example:

Not worth it if you're thinking about selling. Tile is neutral, nothing sticks out which is a good thing.

The vanity light would be changed to something more modern.

Market is hot, I don't think a dated bathroom will slow the offers.

Some may even like a blank canvas so they can tear it all up and modernize it.

I wouldn't bother, let future owners decide on if they want to update and let it to be their exact style if so.

As long as it's mechanically and structurally sound don't bother.

Appreciate the input, we can definitely update a few things here and there and stage it better to make it more blank sleight.

One big upside, it has a red heat lamp that turns the whole bathroom into sexy time at the flick of a switch.

Change tub faucet if anything to sort of match the vanity faucets. But I think that may help get a quicker sale.
Clean the shower door up good.
I've removed mine and careful disassembled on a home sale and cleaned it outside with clr and scrubbing brushes.

Market is hawt. No need to sweat these fine details.

    Don't reno.
Is the floor grout supposed to be black? If not, bleach the hell out of it.

I can tell who's worse. You for saying it or me for snorting.

Didn't realize your side hustle was writing Realtor's home descriptions.

That bathroom is decent by the some of really bad ones. The market has some terrible bathrooms. You are fine.
Have a chat with Jordan if need be.
