    I'm not surprised. If I lost ten large in a get-rich-quick real estate scheme, I'd be downplaying it like hell - why get angry and make yourself a target of ridicule? Everybody else hates scammers on principle.

    Maybe the people that are most upset are secretly invested they just wont admit it.

    I always found it funny this thread never really gained any traction until now. Probably because Mark hasn't posted here in years.

    NOVEMBER 2018 NEWSLETTER
    As 2018 winds to a close, we hope this Newsletter finds you, your family and friends in good health and spirits.

    We want to provide everyone a year end update on the progress of the development and include some market updates and information on economic conditions in and around Strathmore.

    Strathmore – The Town
    Although business has not yet returned to the levels we’d all like to be experiencing, the Town of Strathmore is moving forward and is set to open its new sport and fieldhouse before year end. The new council and administration have had a busy first year and continue to work towards bringing in more new business which will, ultimately, result in more residents to the Town.

    WFR – The Development
    We all agree that the progress of the development has not moved at the swift and quick pace we’d like it to, as investors, however Wildflower Ranch is the fastest growing new community in Strathmore. The residents are proud of the community and have recently established a community association. We recently co-sponsored a community clean up and BBQ for the WFR residents and will continue to work alongside the association and the homeowners to build a community that everyone can be proud of.

    Phase 3 Update
    As previously reported, this phase resulted in the creation of 56 single family lots. We currently have 47 of the 56 lots now closed. 6 of the 9 remaining lots are still under contract with our builders with various closing dates for these staggered in 2019.

    Phase 4 Update
    The tentative plan of subdivision was approved Jan 25, 2018.

    Servicing of the underground infrastructure, sidewalks and roads have all now been completed. The landscaping and shallow utility installation is currently underway and expected to be completed by year end. Our landscaping plan for this Phase will include an interpretive site to include beehives and a planting area that will consist of wildflowers native to the area.

    We expect to receive endorsement and registration of the subdivision plan in the next few months. Once this has been granted by the Town, our builder group can begin constructing new show homes.

    WFR To Date
    WFR now has 183 lots serviced to date with 172 of these closed/contracted to builders.

    We remain positive in our estimates that once we are in a position of having 300 lots closed, we can begin the repayment process back to our investors.

    We are unable to provide an exact date as to when this will/can occur as the market and the economy are the primary drivers of this timeline.

    Market Conditions
    To help better understand the market and present state of the overall economy:
    As of Oct 31, 2018, there have been 23 Single Family housing starts in Strathmore;
    Over the same period last year, that number was 38, a decline of 39% year over year.
    Single Family starts in Alberta are down 13% Sept YTD YoY 2017 v 2018.

    While market conditions remain sluggish across Calgary and area, our builders are still seeing homes sales and continue to have show home traffic. We believe the current conditions will remain in place for most of 2019.

    Advertising
    We have recently updated our signage on Highway 1 to freshen the look and keep traffic coming into the community.

    WFR School Site Update
    We have not received any updates on this. Once we do, we will pass them on along to you.

    Summary
    Although the current economy has not yet returned to its most favourable levels, the job market continues to improve, albeit slowly. Working against homeowners are the rising interest rates and increased qualifications required by the banks, however our builder group is confident that they can provide a quality product at affordable pricing and sustain adequate sales to work through the existing inventory of unsold lots in WFR over the next couple of years.

    Initial bond maturity at 5 years but claim they will realistically be done in 2-3 years. 10.5 years later they are still making excuses. I feel for you max_boost, this is brutal. I hope you only put in $10K.

    Still crazy when you read how confident they were back then about how SOLID the investment was and how Strathmore NEEDS these lots. lol Basically made it sound like there was no risk.

    At this point I am simply waiting for the plot twist. Zorro hand delivers me a cheque, we make up and I sponsor the Beyond 20 year party. We all get drunk and or high. It'll be an epic night of celebration depending on the payout lol if the payout is high, definitely be some strippers and escorts to hit on the noobs.
