    There not going to sell it with a for sale ad like that, spend the $15k, cut your loss, and have a professional sell it.

    Does that 3000sqft measurement include the basement? If so, what is the sqft above grade?

    for that price it should be 3000sq feet above grade

    We have a beautiful new home in Mckenzie towne that we MUST SELL as soon as possible. We are moving to Kelowna and have to sell this house so bad that we are willing to lose money to get the deal done. We have dropped our price by $60,000 and will move a bit more if we have to. I have never LOST money in real estate, but we have to be open to it here.
    Sounds like he's open to lowball offers. Beyond is a good place for those.

    Brutal. They are selling a half million dollar home and they aren't spending the money on an agent.

    Maybe when the market is hot you can get away with a shitty ad like that. During a slower period, a professional ad and an agent will help you sell much faster, and possibly at a better price.

    I'm gonna guess that it is probably about 2100 sq. feet above grade. And that the price should be about $469,999.00.

    That's why I asked - I don't know what prompted the sellers to originally list at 590k in the beginning for a home that can be had in better communities for 150k less.

    Nice strategy - "desperate sellers" offering to take lowballs that would only bring it to fair market value if you could get it for under 450k

    If they are so desperate to sell at least use something like WeList that people actually know about. I love how people post sq with the basement added.

    i have to say it is clever to overprice a house and suggest that you are more then welcoming to offers due to desperation, some people will think, wow this place must be something im going to offer 80k less and see what happens, oh, they accepted without even a counter, what have i done?

    higher than usual price never attract buyers, it "might" catch some attention but no one's stupid enough to just be pulled by the word "desperate"
    Just like this ad, catches attention but you just laugh and move on.....
