Sounds like he's open to lowball offers. Beyond is a good place for those.We have a beautiful new home in Mckenzie towne that we MUST SELL as soon as possible. Maybe when the market is hot you can get away with a shitty ad like that. During a slower period, a professional ad and an agent will help you sell much faster, and possibly at a better price.

i have to say it is clever to overprice a house and suggest that you are more then welcoming to offers due to desperation, some people will think, wow this place must be something im going to offer 80k less and see what happens, oh, they accepted without even a counter, what have i done?
higher than usual price never attract buyers, it "might" catch some attention but no one's stupid enough to just be pulled by the word "desperate"
Just like this ad, catches attention but you just laugh and move on.....
