    Default Annoying MLS Descriptions

    I hate it when realtors use the word "funky" to describe a listing. Its usually some middle aged woman describing an inner city condo/loft. It just shows that the listing realtor is out of touch with what they are selling, we are no longer in the 80's!

    Also I dont like it when realtors use the surrounding neighborhood to sell a condo. You see this a lot on websites for new condos where they list all the local trendy shops and coffee shops/restaurants. I want to hear about the features of the unit itself not the area. I know Mission is a cool neighborhood, thats why im looking there, duh.

    You guys have anyhting to add?

    "Luxury" is a word that seems to pop up a lot too.

    Maybe it's the realtors way of politely saying it smells bad.

    You have to keep in mind that the description has to cater to all levels of real estate buyers, and some may not be as familiar with certain locations as others. You'd be surprised how many kids grew up in the 'burbs and have no idea what areas like Mission/Connaught.....are like.

    Keep in mind too, that a significant part of what you're selling in real estate is location, so if it's a good one, it should get some mention.

    And yes... "funky" is a stupid filler word.

    I agree location should get a mention, but some descriptions are 80% about the location, and dont mention much about the actual property. Sometimes you look at pics of a property and a lot of them are pics of 17th ave/4 st and so on.

    Another thing that bothers me is when 1/2 of the pics are of the condo lobby and general areas of the building. They always use the first 4 pics for pics of the building, but these are the ones you can click on to make bigger. They should put pics of the living room/kitchen/bedroom/bathroom for these pics as you want to see these rooms in detail...

    "Character Home" - this place is old and things are starting to rot

    "Open Concept" - the 415sq ft floorplan did not really allow room for walls

    "Luxury" - overpriced to shit but we installed a fancy tap in the main floor bathroom to make it a bit nicer!

    "Investor Alert!" - no one wants to live in this place, not even you.

    "Cute" - smaller than your dog's house in your tiny-ass backyard.
    "Desirable ____ (Insert any community here)" - Not sure, while I've seen some communities I'd actually consider desirable, I've seen this thrown around more for Erin Woods/Dover.

    i have to disagree with the OP,
    Funky, yes ok terrible
    but
    informing people what is around is a big thing. People new to Calgary or not familiar with a area of Calgary may be interested to now that they have grocerys, shoppers drug mart, parks etc around them.

    When we were house hunting I always hated realtors who claimed they had listed the "biggest lot in the area!" because it was NEVER true. Large lot, sure, but definately not "THE BIGGEST EVAR!"

    I also hated the "tastefully decorated" (everyone has their own opinion on that one) and "neutral colors" was often iffy too, because they usually weren't. We walked into a "neutral colored" townhouse and the ENTIRE thing was pink. Pink carpet, pink tile, pink walls, pink marble on the counters, PINK EVERYWHERE. Our realtor tore the other realtor a new asshole for wasting our time in a house that was anything but "neutral".

    I also hated listings that did NOT list that they were animal homes or homes with kids. Nothing like walking into a house with rampant animal allergies through both of our families and seeing nothing but cat/dog hair everywhere. It's pretty much impossible to completely "de-animal" a house (especially one with carpet) after a pet has lived there for more than a week. And while a "kid friendly" house wouldn't have completely put us off from buying it, it was always a little bit of a shock to walk into a place with the walls scratched up and dented and the corners of the walls and doorframes all rounded from kids running into them and stains on the carpet from toddlers getting food everywhere. I found that omitting info could be just as frustrating as too many filler words and useless descriptions.

    ^^ I would imagine it would depend on the house/condo/townhouse/trailer/shoebox in the middle of the road.

    I think the point max is trying to make is that some of the properties on MLS really have no redeeming qualities... and who could really write an honest description of the place and expect showings?
