    Default Building code regarding property drainage

    Does anyone know what the regulation is for proper drainage?
    I just moved into my new house and one of my neighbors house is about 3-4 feet higher than me. His water draining towards my house whenever it rains. Any suggestions?

    cheap fix, dig a trench under your fence 6 inches wide and 6 inches deep, fill it with crush gravel, and put a bit of top soil over top, let it drain to the curb or alley.

    Houses settle, so it may not always have been that way. Trench idea is good, but if you don't have any foundation cracks you should be okay anyways.

    You do have to have certain drainage on your property at the time the property was graded, or it may be re-assessed at the time of sale as such by an inspector, but lots of old houses never had to worry about this, so it just wasn't done properly.

    After the floods in 2005, the city made it mandatory for new houses to get a grading certificate. This means surveyors come around and work with excavators to make houses pass. I believe the slope away from your house and down the property line has to be a minimum of 1.5 or 2%.
    The system doesn't work all that well since houses are often raised up and built right beside the neighbouring house which really limits what can be done. Often one house will get passed before the neighbour's house is even built, then everything changes when the new house gets built. Also, home owners will often landscape their yards before they get their grading certificate, then when the surveyors come in and see that it's got poor drainage, nobody is willing to do anything about it.

    i guess im going to have to put in a retaining wall. Hopefully the neighbors will go half and half. Anybody have recommendations for getting this done?
