    Default The difference between listing price & sold out price

    i am getting a house pretty soon here but just curious if anyone of you might know what are the average difference between the listing price and the final settle price?

    for example, a house listed for $380,000, how much it would usually sold as? Thanx!

    That really depends how close the house is priced to its market value. Scrutiny of the comparables should give you a good idea what your target should be...

    That is so true

    also depends on the motivation of the seller and how attached the buyers are

    Any realtor, including myself can send you comparibles to any house you are looking at and show you what the selling prices of them are.

    We pay a good chunk to use the system and are welcome to share it's information with clients

    I don't think non-realtors can get access to the data on any individual listing, but there are some decent websites that have some almalgamated daily and monthly stats.

    People keep saying "market price"... but what does it really mean? Look, you're going to sell your house for as much as someone wants to buy it. There is no set % discount off a listing price no does there have to be one. List it at a price that's reasonable to the ones that have SOLD in the area. People will always come in and offer you less than the asking price. That's how markets work.
