    Default Thinking of building a new house... How much of a discount should I ask for?

    We're looking at building a new place in Sage Hill. The sales agent (at the showhomes) all say that the price is negotiable, but don't mention how much.

    Is there a percentage I should aim for when we make our offer? Does it depend on the builder? (we're looking at Sterling Homes)

    all houses are marked up about 20%.
    No matter what they say that is there mark up on houses.

    So you would be able to negotiate propable up to 5 to 10% off.

    Good call..you can start with 10% off..most offers on pre-owned are coming in about that and settling 2.5-5 off. Tell them if they are not going to bend over for you there are plenty of pre-owned homes you can go make offers on.

    Is this a new build or a spec/show home (already built)?

    You'll fare better with discounts if the house is already built and sitting there, more so than with a new build.

    I worked with a large production builder, best deals were always on spec homes, as long as you're not too picky about how it looks.

    It would be a new build...

    The agent at the showhome thought that they would only take about $8k off of a $560k house. I don't really want to insult the agent and lowball an offer, but l'm not sure if <2% is the best I can get or not.

    The house + lot (base) is about 490k and the rest for upgrades.


    Kloubek: I'm not a very good haggler, so while I know the price is negotiable (The agent said so), I have no clue what I should ask for.


    So, do you think I should ask for 5%?

    Btw, I'll also need to sell my house eventually... should I use the builder's agent? What are the advantages/disadvantages?

    this is just on the house.
    Lot is not included in this.
    Land is land. They usually will not discount it.

    Unless the builder is desperate for a sale, it's unlikely you are going to get anywhere putting a lowball offer on a house that doesn't even exist.

    That $8K savings will be on upgrades where they have the ability to shave off a few bucks due to the high margins on such upgrades.

    Never use the builder's agent... you won't get a fair price. Their purpose is to get you to list for a 'fire sale' price to rid yourself of your property quickly, which is to their benefit, not really yours unless you don't care what it sells for.

    Some builders even offer to purchase your home from you... never go for that option unless you don't mind giving thousands of dollars away.

    I have a feeling that if you try to get a discount on a house that hasn't been built yet that the builder will simply make up a good chunk of the difference by marking up your upgrades.

    would you fair better with a builder if you had a realtor go in on your behalf instead of going in on your own ???
