    Default Good neighbourhoods in Greater Vancouver?

    Hey all,

    So it looks like I may be taking a job in Vancouver. Office is located in downtown Surrey. We're trying to consider what areas we would want to live in. We know we want to stay out of north Surrey, but do want to try and go to an area with reasonable real estate prices.

    We're fine with up to a 30-45 minute commute, but the closer the better obviously.

    Anyone got some feedback on what neighbourhoods in south Surrey itself would be good to consider? We're considering Langley/Cloverdale/Aldergrove, but thought I'd get some input from folks on here as well.

    South Surrey isn't bad at all. Anything around 152nd Ave and highway 10 (south east corner of Surrey) and you should do fine. White Rock is nearby along with Crescent beach.
    I wouldn't touch Van RE with a ten foot pole but that is just me. Rent FTW.

    +1, me and the gf visited one of her old friends out there around 152nd and the king george hwy area, not bad, quiet at night.

    Also delta (north delta,annieville) my uncle lives somewhere around there, older houses but usually larger newly renovated interiors. I honestly dont know the issues with the area but it also seemed quiet, suburbia life.

    i would love to move out there period, so much more to do.

    I'm not super familiar with the Greater Van. area but I have a friend who was in the same situation and asked a couple of cops where they would live if they moved. They said PoCo (Port Coquitlam) and Burnaby.

    Eventually, they moved the PoCo and they love it!

    Walnut Grove, north of highway#1 is also a very nice area.

    Cloverdale or Aldergrove are nice if you want a small town near the city type place. Langley is good too. Walnut Grove is always good. For commuting, stay away from bridges. South Surrey/White Rock is nice for sure.

    Pretty volatile market at times. That's my guess.


    I really hate surrey, but if I was in your place I would either look for something in langley or white rock. White rock's pretty nice, it's quiet, and the highway takes you pretty much wherever you want to go. Just watch out for morning rush hour.

    One other idea might be Richmond. I found it to be pretty nice and was probably my favorite part of greater vancouver.

    Given that you have already mentioned your work is located in 'downtown Surrey' aka 'Whalley' and you want to live in a decent area, I would also recommend looking in the South Surrey/White Rock area, or even in Langley.

    There was a time where I would have recommended Newton & Guildford too... but those two areas seem to have been overrun by the same criminal element that makes Whalley so infamous.

    Commuting from South Surrey/White Rock into Whalley is pretty straight forward. Keep in mind that some of the larger routes through the Surrey/Langley area can be quite congested during peak periods (Highway 10, Highway 15, 152 St, Fraser Highway, etc) but are relatively mild when compared to making the commute from say, Burnaby or Coquitlam.

    Richmond isn't bad. I like it's location in the GV area (close to ferries/airport/downtown Van) and stay in Richmond almost always, but it's far too 'Asian' for me... pretty bad when you feel like you're in another country when you visit a Vancouver suburb.

    Example: We went to that Superstore on No. 3 Road one afternoon and you push your carts up this long/two-sided ramp from the parkade... and I seriously counted 3 white folk in the whole lineup of about 50-75 people.

    I wouldn't buy until after the Olympics.

    Historically, Olympics bring economic downturn, and lower realty prices for the city that hosted it, after it's over.

    +1 for North Delta. I grew up there, it's a nice area. Older homes, like someone said, but most are renovated and really nice.

    Yeah, we've thought about the potential downturn post-Olympics, but we've got ridiculously low interest rates right now and are coming off the tail end of a big real estate price "correction". We've thought also about renting for a year and them purchasing.

    My current preferences would be South Surrey/White Rock/Langley I think. I'm a little hesitant to move to an area where we need to go over a major bridge. Even though we'd be going against rush hour traffic flow for the most part, when one of those bridges gets blocked off for whatever reason it turns traffic there to a hellish nightmare.

    So we wound up buying a townhouse in Cloverdale. Thanks all for the input!

    Good on ya, that area is booming right now. Its not nearly the farm land it used to be 5 years ago.
