F'ing squatters

So we have this rental property that we were using for investment purposes... the house is in banged up but serviceable shape, and we decided to fix up the house and use it as a rental.

It hasn't been really touched since last winter when we made sure all the windows were closed and stuff so the snow wouldn't get in.

So I went in there for the first time since winter, and there's garbage and cigarette butts and stuff strewn about everywhere. The water was turned off, but that didn't stop these motherfuckers from shitting in the toilet AND the bathtub... There's a garden shed outside with clothes and stuff that I know wasn't there before, and the window directly next to the shed is propped open which is how they get in and out of the house.

I GTFO'ed pretty quick in case there were still people inside, but I took a quick look around and I'm pretty sure that is the only way they've been getting in/out but the window is jammed and now I can't close it.

I left a note by their stuff saying that I was going to give them a week to get all their stuff out before I called the cops, but I'm thinking of just calling them anyway.

So anybody had experience with squatters before, and if so, what did you do about it?

I'm not sure what the laws are like in Alberta, but in some places, squatters gain a legal right to the property after a certain amount of time and you actually have to go through an eviction process for the cops to do anything about it. I'm not saying that is the case here, but I have heard of this type of situation, just can't remember where. Your note could be used against you depending on the laws.

I don't know anything about insurance and stuff, but what happens if the cops come in and end up deeming the place unfit to live in?
