I like the newer or updated buidlings. I can only assume the nicer buildings rent quicker

I'll second the 2 bedroom idea. Even single guys would like to have a room for their computer or for in-unit storage.
Also, if this is for rental, don't pay more for a better view, you probably won't recover that investment until you sell.
Whatever building you are looking for, check to see if any units are currently for rent, and see what ratio of rental income to purchase cost is for various buildings and areas of downtown.
And, like any condo purchase, have the condo docs looked over my a professional before you close. Make "acceptable review of condo docs" a condition on your sale. This is the most important thing for ANY condo purchase.

for investment in downtown one bedroom is always better than two bedrooms because the cost of a second bedroom will cost you $100k+ easy, for this amount extra you will never cover it by rental difference. When you decide to sell it, half of the people who have money for 2 bedroom condo in downtown will choose to buy a single house else where...
