LF: Warehouse space to Lease in Foothills Industrial

I'm helping a friend look for the following:

Looking for an Industrial Warehouse space to lease in the Foothills Industrial area of town (SE) or somewhere near Blackfoot Trail SE.

-Warehouse/shop with bay door (at least 14' high door opening)
Can be 1 bay door or more.
-Approximately 3500-4000 sq ft would be ideal
-Small office area would be nice
-would need the back yard to be a fair size and if at all possible to be fenced in.
