    What did you exactly do in the house, or are you the designer/builder?

    None the less good looking home, love the dark stucco and the black clad windows also love the solid MDF mission style doors (i have the same ones, they are awesome, good choice.)
    There is a water closet. I just didnt take a picture of it. Complete with solid-core, trip-hinged door. Im standing in it when I took the picture of the soaker tub. But yes, totally in agreement with not going to 10mil frame less glass. Very shocked at that.

    Aspen is ridiculously priced. It's not the houses, but the land and the name. If I was gonna spend 1.3 mil, it sure as hell wouldn't be inside city limits.

    Uhhh....isn't that the whole point from every build? If you don't, you will soon be out of business. All houses are like this, no matter what the price point is. Bottom line is, no matter what you (I mean any of us) think should be more into any house...they're all selling like hotcakes. Supply and demand. People still pay 1.3 mil to stare at 17th Ave and have neighbours 5 feet beside them.

    They still do...but with the recent recession they just did a few specs to fill in in the meantime. The next one I'm doing for them is a 10,000 sq ft home with all 18x18 travertine marble everywhere.
    Of course the builder is suppose to make profit, the point I'm saying is that there are builders that have high standards and would never use such low grade/middle grade materials in homes they build. I remember 10 years ago every Elegant home was off the hook. I would never expect them to build a house that looks like it was built by Shane Homes.

    I agree with the fact that so many of these "million dollar" homes have hardly any craftmanship in them. I was looking to build in Aspen for years, I finally couldn't get over the lack of value in the area. I bought a lot in springbank (8 mins away), and I get to choose whatever builder I want. The builders we've interviewed have high standards and don't even have houses that have crappy finishes in them. If that house was selling for $750 000, I would tell you that its fantastic and it looks like a great home for $750 000. The fact that its $1.3 million is ridiculous. But like you said, you can't fault the builder if these houses are selling like hotcakes, then all the power to them.

    Oh, BTW, you said your standing in the water closet, but in that picture you can clearly see the toilet beside the tub. Your saying they have two toilets in the master bath???

    Springbank..yes, good choice. All builders are forced to sell at the price point of the competition. Unfortunately. To sell that home for 750...obviously won't make any money based on the lot price. To list it at 1.8 mil..no one will buy it. So its current list of 1.3 for what was put into that house is the same with all the others in that particular area. To really be able to compare what you're getting you have to compare the builders $/sq ft price. Off the top of my head I think that house was about $300/sq ft. Lot price was around 500K (corner, pie, walkout)

    Hahaha...you're right too. Just looked at the pic myself. Jesus, I'm doing so many houses right now I forget what I've done and where they are. Thats right, it was the other house that had the WC. I'm not a big fan of this layout. Jordan's right...wife putting on makeup and you're taking a dump beside her, LOL.
    Whats worse...they actually changed the layout. At first there wasn't even a door into the Ensuite...just an archway, so that as soon as you came up those spiral stairs...you could see right to the shitter!! LOL..so they put a door on it.

    Lets put it this way...almost every single house I work in; even if it was given to me, first thing I'd do is sell it and move out of the city. I think every house built in Calgary is a rip off.

    You should see the Showhome I'm doing in Turner Valley right now. $650k and it is THE UGLIEST layout and colors I've ever seen. I'll try to take pictures when we're done..wait'll you see it.

    Tile work does looks great, but the house is less than impressive for the asking price.

    In the kitchen, the tile was extended to the end of the counter tops, but the actual cabinet was not. Looks kind of cheap for a house in this range.

    Also, the tile and tub in the bathroom is the exact same as the one we put into my house, except my house is sub $500k.

    Nah...unfortunately I have one apprentice plus a helper already. I'm in need of a good journeyman. But I'm sure you'd be a hell of a lot better than the other two "beyonders" I hired.

    Agreed. I'm curious though. What DO you guys expect for 1.3 mil? How many of you actually walk inside houses that are 1.3? Jordon does, I know. But a "million dollar" home isn't what people think it is. I'm in them all the time. By all kinds of builders. There's no one builder who "outsells" or "outcheaps" them all. You can blindfold me and put me in any house and I'll have no idea who the builder is. They all do pretty much the same work. The biggest difference is location. Thats what determines the price point.

    If a builder is charging too much for what he gives...he won't sell anything, as customers will go to the next one.
    If a builder is giving away too much, he won't be in business long.

    If this builder, for this house in this neighbourhood, was to put all "5 Star" appliances as opposed to Electrolux...Travertine marble instead of porcelain...stone instead of stucco...Solid wood cabinetry as opposed to particle board ...then it would be listed at a lot more and wouldn't sell, based on surrounding houses. Builders have to be extremely shrewd in their pricing. Sitting back and looking at pictures and saying "oh he should've given a lot more for that price" is absurd.
    I'm not defending the builders, btw. To me they're all shysters and they're all making way more than you and I will ever make in a lifetime...but that's construction and real estate in a big city.
    I just throw up pictures for something to look at for you guys.

    I was thinking more along the lines of Playboy TV, we can do a softer version with tile as well.

    I have a client that just purcahsed the other elegant spec on that street, same deal no water closet, toilet sits out in the open. To me that would turn off 95% of buyers for that home as ensuites and kitchens can make or break a sale.

    Lets see some more master bathrooms of beyond members post pic and approx price of your home.

    the master bathroom in my house has a double sink, seperate shower and corner soaker tub and a big ass walk in closet. mind you no fireplace or even tile but just as big if not bigger.

    i have no pics because the house is being built as we speak and its not in that stage yet. heres a pic of the upper floor plan. i paid 380k for this house btw....

    I like that layout. The loft is open to the main floor, no? I like that. Where abouts are you building? What was your lot price? Whats the total sq footage?
