    Default Little bathroom reno

    I just did a small job for the "man", Mr Tomco PDR. Just a small bathroom gut. Nothing special, but sure a lot better than the old moldy one: In and out in 4 days.

    Looks nice though, way to go all the way and replace the tub.

    Well done Dave, the tileman is a lifesaver, this job was for my parents rental. The renters went into arrears (money) for a few months, then I got my ass in gear giving them the ultimatum.

    I made them a deal (to me) where if they start catching up on rent, I'd personally pay for a complete bathroom makeover... Poor risk/gamble management on my part, I thought they were just gonna run, and I'd just cry about it on Beyond, get my parents to sell this pos house, try gettin' outta this shithole landlord industry stuck fixing shit for free, bug 'em to split money on the property sale, buy myself a new truck with my share...

    But holy fuck, I don't even know any (street level) drug dealer friends that could do this, within 36 hours, the tenants came up with thousand(s) just like that.

    So now the tables were turned, tenants calling me: "where's my bathroom makeover you bitch"

    So I called Dave and within a week's notice he came to the recuse taking on the job, and there's no reasons not to trust his integrity of bailing on the job after committing (I've had contractors do this, not tile guys, but electricans, plumbers, painters) but Dave's done other jobs for me in the past... Anyways 4 days for completion, quality, price, service; second to none.

    Now go get that TILEMAN vanity license plate for your big bad truck.

    Great job man! Any further upgrades would be extremely minor I would think (not that you would be overly keen for a rental place of course!)

    Metal Lightswitch covers replaced with plastic ones, White or wooden shelf over the toilet, and probably switch out the lights over the mirror.

    What would a reno like that cost?

    I have a 5x7 bathroom that needs about the same treatment.

    But glad it worked out and you got your money. Next time if money doesn't show up in the account on the 1st, you call and kick down doors man.

    The very basic gut like that would be in the $6,000 range. But keep in mind, that's the cheapest materials out there. Fixtures, cabinetry, tops, hardware etc. Doesn't take much to push that same bathroom up to an easy $10,000 by choosing high end stuff. It's like asking "how much is a car?". You can choose a cabinet that costs $250 or one that costs $1500. Tile that's $1,79 a foot or one that is $20/ft.

    Fair enough. It is obvious based on the pics that the materials and fixtures chosen were pretty low end.

    I was really just looking for a starting point and would go up from there in terms of faucets, toilet, tile and cabinet.
