    As soon as the monopoly on the MLS dissapears, real estate agents will go the way of travel agents and dinosaurs. No real shocker, just a matter of time.

    One thing I'm kinda curious about though is say you're selling and the buyer has an agent. Does the seller still have to pay those fees?

    If you want any sort of realtor traffic coming through your place, yes.

    I've heard that most realtors probably won't show your house even if it perfectly meets their client's criteria if it's for sale by owner, because they don't get the same commissions. Is that true? If so that sucks for the client more than anything.

    We also had welist.com

    Most people still searches MLS. Now you can post on MLS the same price as welist.com, I doubt other listing service will survive.

    I think a lot of realtors already offer MLS posting only services.

    You are not binded to a buying agent. All it means is that you have do your own searches as well. As a seller, this would be similar to selling as exclusive but without an agent.

    Ah, but the difference is that if no realtor wants to show their client your house, being on MLS isn't going to do you a lot of good; only for those savvy enough to search for themselves would see it. (And isn't that one of the things you pay your Realtor to do?)

    Mitsu - Technically, they have to. Proper procedure would be to disclose that there is no commission offered to the selling realtor, and give the buyer the option to either a) pass on viewing the home or b) pay the realtor commisions from the buyers side.
