    Default Cost of building an infill

    A couple friends and I were talking about infills last night and one of them said you can build for $100/sq ft, not including the price of the lot. I figured he was BSing, but it definitely made me curious.

    Has anyone built an infill? How much per square foot? I wouldn't be building on the very low end in terms of quality.

    ^what he said. $100/sq.ft. won't even cover cost on a new build let alone an infill. Taking out the cost of the land and you still have added expenses of an infill such as development permit, demolition of existing home, asbestos testing/removal if needed, shoring, fence rentals, renewal of underground services.

    Calgary is so much like an iphone: iCalgary - There's a bylaw for that.

    Which leads the question...your buddy is so out of loop on costsing..that I wouldnt touch him with a 10 foot pole to be a partner in a development.

    not even close. The one that just went up across the street from me sold for $850k, the lot was $525k so the cost to build was around $216/sqft.

    The only thing is that the builder was 2 young guys that did the majority of the work themselves instead of hiring it out and the house sold with the whole exterior unfinished.
    We stopped checking for monsters under our beds when we realized they were inside us.

    Depends on what the OP is asking. How much will it cost him to HIRE someone to build it? Or what the actual cost is, if he were to build it himself.
    In your example, the building was "sold" for $850k. ($325k for the actual "building") Obviously the cost to the two young builders would have been considerably less. A project like that should expect to net about $100k. So roughly speaking, the actual "building" probably cost those guys about $225k or about $150/ft.

    If you're an experienced builder it is possible to build a house for $100~150/ft. But that's raw "cost" and not what the house would sell for.

    My new house is being built at $125 / sqft.

    This includes carpet and lino and basic finishings.

    That is for a 2 story. $75 for the main floor / basement and another $50 for the top floor.

    After upgrades, I am running at about $265 / sqft (including basement development but calculated on only the sqft of the upper two floors).

    with land, I am coming in at nearly $400 / sqft

    We looked at building a year ago and the best we could do for the level of finishings we wanted was ~$205/sqft. This would be granite countertops, nice hardwood floors, 3 stories above ground, 9 foot ceilings main floor, basement developed.

    This is without factoring in the cost of the lot of course.

    250.00 is what id bank on if you plan on building inner city.

    What are reputable companies for doing an infill anyways? The same as new builds?

    Mckinley Masters is really good too. They've done a few around here that look amazing and when I went to an open house of theirs the quality of the build blew my mind.

    Hey Jordan, is this number a fair estimate regardless of where you build in and around Calgary? Would it be similar for a new build on a vacant piece of land on the outskirts (i.e. acreage, Cochrane area, etc.). Thanks.

    It is all dependent on the level of finishing you require.

    Looking at something that is fairly upgraded since we would likely be staying in this one for a while if we decide to go ahead with it. We're still in the preliminary stage of the consideration process though so just trying to get a rough idea of what a reasonable price per sqft is.

    Bump... sort of on topic...

    Anyone know what the approximate cost of expanding an existing home by 300-400sq.ft would cost? Would it be about the same $200/sq.ft? Or less?

    should be less because you don't have to run services like water out to the main

    That probably depends on a lot of things.

    Are you building a basement under it or just a wall with footings?

    Are you building a second floor on top of the main?

    Not extending the basement, just the main floor. Second story would be awesome, but I imagine the cost of that would be insane, since the current structure would have to be modified to withhold the weight.

    So basically 1 story, main floor extension, 3 walls, roof, footings, would have a bathroom (ensuite), so some new plumbing required.
