    No doubt! Todd is great to deal with. He even accommodated a last-minute lender switch (even after i had signed up with someone else) which saved me an extra .05%

    Just a heads up that several lenders have made changes to their rates already, and others will be increasing their rates tonight. I will be posting an updated rate sheet on Monday once we have confirmed all of the new rate increases.

    Here is a great article from Dr. Sherry Cooper, DLC's Chief Economist Job Strength Means Fed Hikes Rates

    I have been asked numerous times lately if we expect rates to increase, and this is confirmation that yes, for most lenders rates are increasing, however one lender has reduced their rates slightly. There are a number of factors that affect the fixed rate market including:
    - bond yields (which are currently up, and the 5 year bond has peaked over 1.00% for the first time in nearly a year)
    - Inflation
    - Employment/Unemployment
    - Competition
    - Bank quotas/funds available
    - Time of year
    - International monetary policy,
    - etc.

    There are a number of factors impacting rates currently, but one of the big factors right now is bank quotas/time of year and funds available. Why? November 30th marks the year end for many major banks and lenders. If the bank/lender has already met their targets or on track to meet their targets they will increase their rates this time of year as they no longer need to be as competitive. Those lenders that have not met their targets will keep their rates lower to pick up additional loans knowing competition is not as strong this time of year. This is also why in the new year, new specials come available from most banks/lenders as they have their new budgets and targets, and the goal is to fill their books with new loans.

    As mentioned there are a number of parts that determine interest rates, and the new year may bring new changes, especially with a new government in place, and growth in the US, so it is difficult to predict what will happen with rate. If interest rates do start to rise it is a sign of strength in the Canadian economy.
