Which building would you guys say offer the best value for a 2br/2bth downtown condo with underground parking?
Thoughts on living on a lower level of a high rise condo? Say the 3rd floor which I believe is usually the first floor for residences, correct? For example there are two 3rd floor units for sale right now, one in Vetro, one in Sasso. Price is around $350K for 2beds, 2baths.
I don't really care for views and what not, just looking in terms of value. It would be a rental.

do you guys have any idea what "avenue" might start at? i've been noticing new developments have been starting around in the 200s (1 bdrm), would that be the same for avenue?
I think residence starts at floor 2 in Vetro and Sasso,. Sasso was built first, then Vetro. They're the same complex and share ammenities. In my opinion, Vetro is the better 'bang for the buck' (on paper), more square footage and I think 3 elevators. BUT; if you or your guests walk out of the front door of the building, you're faced with people doing drugs and loitering directly across the street at Alpha house as well as drunk foot traffic coming across the pedestrian bridge after Flames games.Originally posted by max_boost

IF it's the same as the Drake on 17th layout (Grosvenor is the builder), then it'll be ~$210's (Drake was $180k to start + $30k if you want a parking stall) because Avenue comes with a stall for every suite (AWESOME!).Originally posted by ajooo

Yeah, that's probably not going to happen as long as our genius city planner Rollin Stanley is around. Developers are fighting REAL hard for any of their condo projects to get anywhere close to 1:1 for parking ratio. I doubt Avenue West End has their development permit even close to ready so I bet this will get revised downwards.Originally posted by flipstah

Anyone have any information on the 32 unit condo building at 611 Edmonton Trail NE? I have driven by it a few times but I can't see anything online. Want to see how they compare to NEXT.

i currently live in vetro, that is the taller building of the two. it has 34 floors, and was completed 2009, i actually moved from sasso to vetro, both i brought brand new, sasso is only 23 floors and two elevators. IMHO all the glitches in sasso was fixed in vetro. So definetly go with vetro. The condos start on the 2nd floor, which also has an amenity center, i don't notice the alpha house too much, there is alot of people there but we have security. Although some of my guest do not feel as safe. Vetro is a better option.....Originally posted by max_boost
