    Cdog: If a realtor represented a buyer on a developer unit it would be put into MLS or if the person working the project was a realtor they would submit that data.

    As for whoever asked about flipping a unit... it all depends on the paperwork if someone can flip it before possessions or how soon after they take possession. Some developers are flexible and will let you transfer your contract to someone else while others are very strict. I've seen some contracts that require a seller contact the developer for approval first so their prices don't get under cut.

    I had a conversation with one of the marketing companies that tracks sales and they mentioned that condo projects are ghost towns. The atlas group always has interesting info being sent out on the market itself if you are closely following things.

    $60k difference for a 3 floor difference? Am I missing something or is tower II really that much better than tower I in terms of furnishings? Both look similar in layout and finishings from what I can tell

    Let me take this one since I have looked at majority of those units.

    712 is the Terrace level (communal access however no one really uses it), open concept and you will have a larger balcony approx. 300sq.ft. For this unit, your second bedroom is technically a den since it doesn't have windows. It was listed at 559 previously and 539 is an OK price.

    1015 is a corner unit and has nice views of Center street bridge. Both bedrooms have floor to ceiling windows. It feels smaller because of the corners. Don't trust those myspace angles. Keep in mind tower 4 is going up to impede it so forget the view. Len T Wong PFY take it or leave it. No price reductions.

    Both units have been for sale forever.

    If you can get 712 for under 500 that would be a good buy. Forget about unit 1015, not remotely worth it.

    Next Month? I live in that area. The building does not look it is ready for moving in next month. More like Sept-Oct.

    Alright, and the first overpriced EV condo pops up.

    I had to laugh at the quality of this ad, like hilarious. What kind of Camera did he use for these pictures?

    And you want to be taken seriously as a "professional".

    Lots of over priced condos everywhere. I also noticed rents have gone down in my building as well. Could be a sign? Not sure. I was contemplating picking up another 1/1 for 400k but the math simply doesn't work out for me.

    it's actually $659 sq/ft but yes its kinda overpriced for the times. But you still get Jim at this price.

    I saw this ad this morning. He seems to be pretty out to lunch on the price though I am unsure what it was originally purchased at. I looked at 1 beds in evolution but not 2 beds


    Those balconies are pretty wicked though, but you can forget about that saddledome view, that'll be gone with the new towers going in there.

    That kitchen is really tiny for 1000sqft. Although if you buy that for $700K it should be big enough to cook KD for the next few years.

    Agreed, that kitchen is awful! That style has never grown on me, poorly designed if you actually cook.

    It seems high but that's the going rate for Waterfront give or take. Can't comment on the desirability, fit/finish on the EV condos.

    What kinda structural problems? A construction friend told me it had something to do with the balconies. Seems overpriced either way.
