    I've seen similar 1180sq.ft units sell for $777k and 795k and $825k for higher floors over the last 1-2 years. At $724,900 I think this is awesome. Works out to about $614/sq.ft

    Pretty good, and 2 stalls too.
    I still would never pay that much for it (maybe $675k at most), but yeah it's a lot lower than what I've seen before.

    That condo fee tho

    And what's the deal with realtors not being able to put up proper pictures. All stock photos and even some of those aren't loading correctly so they just show up as tiny thumbnails.

    Posting for a buddy - no formal listing has been set up yet as it's still a little early:

    Renting out Castello condo - 2 bed and 2 bath, 1250 square foot condo + 300 square foot Southwest facing balcony. Looking for tenants to start lease September 1. Rental comes with 1 storage locker and 1 parking stall. A second stall is negotiable.

    I bought in Park point and sold 14 other units in that development...good building and location... New condos are steady, resale is slowwwww

    That's pretty ballsy considering the time and investment it takes to turn a building into residential. I guess it's an old building and it was probably time for a major reno anyway. DT rental market isn't faring much better either at the moment.

    It's be kinda cool if it was actually connected to the full +15 network. Unfortunately, even though it boasts +15 access, it's one of those rogue sections that connects to nothing but the building across the street.

    I've wondered about that in the past. Always figured zoning was an issue, but I couldn't/wouldn't (translation: not smart enough) to do the math to compare the generated revenue.

    9 floors, 90 units. 10 units per floor. The end unit get 3 windows. The rest get 2. Average of 1000sqft per unit. All partition with the thinnest/lightest wall material without messing with building integration and load.

    Profit?

    Still a 1958 tower renovated in the 70s. I think it's gonna be expensive to bring that shell of a building up to today's code.

    I don't understand how the ground floor townhomes are sold out there. You are right on 12th Ave, one of the noisiest road ways with tons of hobos at night. Why do you want to live on ground floor of that?
