    I think it's about $50k over priced but it should be negotiable.

    My only reservation would be there will be a new building coming up that will block you current gorgeous view. Even if not all of it, still a good chunk.

    Use this to low ball.

    EDIT: Actually, impact should be minimal but you may still lose a bit of river view.

    Have your parents seen it? They might not be okay with the sink and stove across from each other. Apparently it's bad feng shui.

    Tower 3 in front of it is as high as it gets. The other towers are much shorter.

    I didn't even know about the sink & stove thing. I don't pay much attention to feng shui

    The gf loves the unit so much she has offered to cover the condo fees! But I will believe it when I see it.

    This is only the second 1184sq.ft unit that has been on the market in the past year. That other one sold a year ago at $777k, west facing over Eau Claire market with a tiny 50sq.ft balcony. Is this view + larger balcony worth an extra $70k? Possibly.

    The good thing is if someone snatches this up then I know the going rate but after paying attention to these listings, they do take quite a while to sell. Time will tell. I'm going on vacation in a couple weeks for a full weeks hence the delay with getting things rolling.

    It's a sad day when the give u 10k credit and it will only cover just over 5 months lol. My guess is problem with the foundation and a shit ass condo board

    Judging by the age of the building, they probably just did a special assessment that depleted their reserves.

    IMO builders are not offering discounts for new construction projects. You're paying 5-10% down without being compensated. Might as well buy something already built and earn cash flow right away.

    You should be compensated to wait for a number of reasons - cash down, buying a unit sight unseen, market instability. Builders are getting too greedy.

    Condo fees on that unit are reasonable for the size (0.72c/sq/ft) compared to other older 80's buildings with similar amenities. I will agree it needs a reno, but the unit actually has great potential (really nice views) and for someone with the funds and wants that kind of space its a good deal. Oh yeah, its priced like a new build 800sq/ft unit.

    isn't that the same for all new builds though?

    Ill check it out to see what discounts they offer,
    aren't they usually first pick
    early to get on the list for an extra parking spot
    random 5 k off or something?

    They're in a great location + retail anchor to help quickly stuff the reserve fund.

    Definitely going to give Park Point a run for their money.
