Also, Location wise, I think its best in the city, Close to the big office buildings in downtown Calgary, Central Memorial, 4th Street, 17th Ave, 11th/12th ave.

I love the Park condo, especially these top terrace units. probably best location in Beltline. Plus I havent seen any other apartment has that big terrace.

Is it just me or have downtown listings been really slow? There were some nice units on the market at the end of last year at good value. But there's hardly been any quality units on the market since then.

You would have to be either very foolish, or very desperate to sell a DT condo right now.

I have seen a few listings pulled and the price was actually decent. Buyers are waiting for a GREAT deal IMO.

I don't know how exactly DOM is determined, but it is definitely not an accurate representation of how long a property has been up for sale. There's one unit in my building that has been for sale since middle of March this year and it's still available.

Buyers are smart and know that prices can only drop further.

I believe DOM is based on how many days a listing is in MLS. However, if the seller does a price drop and re-lists, the DOM resets, whereas I've seen some ads price drop on the same MLS#.

    The Park is awful.

The blue glass turned out horrendous, and the bunker style brown brick podium makes a machine gun nest look like a welcoming neighbourhood amenity.

I have no idea how it got approved with that podium.

Have to agree on the blue glass. What were they thinking? The building already looks like its at least 10 years old.

Sounds about right, construction started at least 4 years ago, so they were probably basing it off of 6+ year old designs

Aesthetically the worst new-ish building I know of. Quite depressing.

If that's a deal, I wonder what it would have been last year, or 2 years ago lol.

Still $650/sf. Not a lot of quality units coming on the market.
