I wasn't referring to Guardian being new. I was referring to Guardian 1 vs newer Guardian 2 (where vengie said to look at keynote tower 2 because it's newer).

Few friends who bought into Guardian 1 are telling me 2 has finishings much lower grade than what they got for a bigger price tag.

Also not sure how that's possible, sounds like hearsay to me...

Armony Cucine cabinets are going in to both towers and the spec was actually bumped up slightly for Tower 2. Only difference on the bigger price tag is that some of the upgrades available in Tower 1 were made standard for Tower 2 and built in to the price.

The Hons also own Jager Homes which is a pretty established builder in town. They've also built high rises in Vancouver (including a pretty nice condo tower in Coal Harbour) and multiple high rise developments in Hong Kong.

Multiple sales were NOT pursued at any time. There is perhaps a handful (ie less than 5) individuals that have purchased more than one unit. In addition, I've seen maybe 3 out of the 300+ sales with foreign addresses.

And to get off your little racism bit, there's plenty of non Asian purchasers in the building :p
I was actually waiting for someone to bring up racism... However it was an observation I made. Is it racist to not help the white guy?

Beyond is fun, a facetious comment instantly labeled racism.

Should have "Ballered" up a little maybe?!

That's like saying white girls at the club won't go home with them cause they're Asian.

In the words of a Beyond buddy of mine: "You gotta transcend your race man"

Actually no, its a completely different context. One is paid to do a job, and did not do it... I ended up buying another condo that same day.

It would be like a car salesman not wanting to help someone because they look poor.

Sales tip, never judge your potential client by what they look like. Some of the wealthiest people I know are very humble with their appearance. A good salesman can deduce quickly the intent of the person (Time waster, window shopper etc...) just by having a quick conversation.

^^ BigMass, basically anything with a view that rivals the Emerald Stone unit. I suspect there's not a lot of them that have the windows to capitalize on that.

the requirements for 2 bed 2 bath are tricky within a reasonable price range and a good building that's why the Emerald Stone one is so great. 2 bed 1 bath is a lot easier obviously.

Waterfront pricing is so lol I went to look at a few units today with TomcoPDR.

Unit 1827, 900sq.ft 2/2/2 $605K. Price is GOOD. But damn 900sq.ft still feels like a squeeze.
    http://www.realtor.ca/propertyDetail...rtyId=15367547

Unit 1927, identical specs to 1827 but this guy wants $729,900. LMAO

    http://www.realtor.ca/propertyDetail...rtyId=15373005

It's been almost a year and not even one 2/2/2 1200sq.ft $800k range units has come up for sale.

    It's either a 2/2/2 850sq.ft for $600k or a 2/2/2 1400sq.ft for 1mill, no in between.

I don't think there is one buyer in the market now that's not shaking their head or doing the

I'm talking to selling agents, "love your oil 1000 pricing". Hopefully you find a buyer rich in money and poor on brains. You'd have to be seriously hallucinating to pay some of these prices. I've seen units in 40 year old buildings asking $500-600/sqft or more. I'm like buddy, i'll go down the street and buy a brand new never lived in building for that price. How crazy can one be?

People keep talking about how the market has turned, prices lower, buyers market. Lol not what I'm seeing.

TomcoPDR and I wanted to take a look at these two today but we couldn't.

    2113, 1400sq.ft 2/2/2/$950k http://www.realtor.ca/propertyDetail...rtyId=15235618

    723, 1700sq.ft 2/2/2 $1.15mill http://www.realtor.ca/propertyDetail...rtyId=15235468

Both are conditionally sold! Which baller went out and bought these?!?!?

But man I gotta say Waterfront is such a nice building.
