    Default Detach garage prices. Anyone built one lately?

    Has anyone built or been quoted on a detached garage in the past 6 months to a year?

    Looking for a comparison to a builders standard 20’x22’ double detach. Everything included (permit, concrete work, framing, electrical, etc). Don’t need a kit price, need an as built price. Thanks.

    I do not know what a builders package garage includes. Typically to have one built by a company like Planit Builders they are very bare bones. The cheapest we found for a 20x22 was around 17000.

    That is barebones electrical with no breaker box in garage, flat pad, 2x4 construction with no insulation. Jayman wanted 24000 but I dont know if theirs had more upgrades. I doubt that it would have.

    Planit builders came in at around 22g
    Discount exteriors came in at 17 or 18g

    I ended up building myself a 22x24 for 16g but with lots of upgrades
    2x6 walls
    stub walls so that garage walls dont sit on grade
    gas line and reznor heater
    breaker in garage
    Insulated and drywalled

    20x22 will be a smaller double depending on the two cars you want to fit in there.

    This was all within the last year.

    Did you get someone to come in and do the concrete work then?

    I had someone do the concrete and the shingles(found a guy that did it for 250), bought the package at totem but I got 15% of their cost by having them price match Star.

    I did the framing, electrical, friend did gas, installed garage door and door opener, siding, insulation and drywall.

    Concrete should be around 4g to 5g for flat pad. I paid around 6g with stubwalls.

    definitely pay the extra for the stub walls.

    garages are probably the easiest structures to frame and sheet. you and some friends could probably put it up in a weekend.

    Recently looked into this. Our builder was going to charge $21,500 for a 20x22.

    Got a quote from PlanIt Builders for $14,500.

    It was literally a one word response from them so I have no clue what's included in that price but like somebody mentioned previously, I would imagine that's pretty basic.

    Got a rough quote today from car shacks today. $20-$22k for curbed foundation with sloped slab. 20'x20'

    Builder wants $22k flat slab, no curbs. Basic everything. 20'x22'

    I'll be calling plan it builders tomorrow.

    Building a garage in about a month. 24' wide by 22' deep. $19,800.

    Check out ToyBox Garages they are great http://www.toyboxgarage.ca/index.html. Fit and finish is better then most. You should come see my garage compared to the others on my block. You can really tell that they built the better garage by far. You can compare the lower quality from garages built by the home builders, other builder and to DIY builders. They were by far the one to go with. I would definitely recommend having an attic storage space joist roofing installed. Great for extra storage and well worth it!!

    Carshacks, Planit builders, Garage Builders
    (AHHI), Shaw Garages and most others were very basic and you would pay lots more for less. They weren't the cheapest but they were not the most expensive either.

    Also in the market for a garage, thinking oversized single. Got a quote from carshacks last summer so i'll post the price after i dig up the paperwork.

    Keep in mind the builders dont usually include the opener in their prices.

    Got my 20x22 done through my builder for 17k (they wanted 22k) but they had some rebate I used to take the 5 grand off.

    I would of loved to do a 22 wide garage but apparently (according to the builder) the lot isnt wide enough.

    Built with Planit builders last summer. Cost was just under 26,000 all in. We built a 22x22. Cost included everything from excavation (back yard was terraced) to finish. We had to pay an extra few grand to get our gas lines moved. Overall they were pretty good. One complaint is that once the project was done, the service went down hill. They ended up putting our man door on backwards and when they came back to fix it, they cracked the door frame, and just left it. It was real hard to get ahold of the salesman to get these issues fixed.


    Edit: "extra few grand" payed to move gas line is included in the 26,000 I posted.

    Who did you get for your pad? I am looking for someone to build my pad 30x22 with a stub wall? Thanks

    Can't remember the company offhand, but there is one off kijiji that is building them for $13k fully complete or $35/sqft

    I was just as shocked as you were haha.

    My builder finished building the actual garage but never told me it was done. They also never communicated to me that there was no opener included (my bad though as I didnt really ask what was included in their garage package... only assumed everything was included - lesson learned). Hell even me calling head office/sales and asking around didnt really land me a definative answer.

    It was only after a week when I tracked down the construction project manager that I found out I had to supply and install the opener myself. It wasnt that hard to install since they built the garage pre-wired but you would think after paying 22k they'd include the opener...

    I can only assume this is a similar thing with other builders out there too.

    20x22 with 6" curb wall
    Turnkey - includes everything. (opener as well)
