I always thought Cougar Ridge is a crappy area to live in.
You have to drive all the way to Aspen Woods just to find a grocery store.

Likely people upgrading to West Springs, Aspen, as there are a ton of new lots opening up. Lots of lower end Aspen lots too which would be a smaller upgrade from Cougar Ridge.

Built during the boom, houses were sold for more than they are worth (when comparing finish, amenities and location) most people paid top dollar and as they moved in they lost 100-200K right off the bat in the recession. Now that the market is back up to something comparable, people are just trying to get out from under it. Sadly this means there are likely a lot of grow ops in the area now... makes it less attractive than before.
My take on it anyway, I am sure there are people who think differently.
I did actually make an offer on a house there in 2009 which didn't pan out so I am familiar with the area.

Access in and out of cougar ridge is horrible IMO. Even if you sneak down the COP route. I could be wrong
It's not just Cougar Ridge. Lots of houses are for sale in Strathcona, compared to this time last year.

Cougar Ridge is an ugly area compared to almost everything around it. I don't understand the appeal.

I think there are a few factors at play here.
1) Listings in Spring tend to go up.
2) People upgrading.
3) People leaving because of the development behind COP
4) Too many hippies and wannabe rich people moving into the area. There is this one house with at least 5 VW vans in the backyard and another with a beat up camper parked in his backyard. When his neighbors looks out his window all he can see is the side of beat up rusted shit ugly camper...They can't even use wooden fencing only chain link so can't even build a fence to hide it from view.
5) People pissed about the freaking loud car wash going on all day at the new Petro Canada. I was buying gas at the Esso and all I can hear is the loud roar from the car wash. I would be super pissed if I lived across the street.

Theres a few houses in westsprings/wentworth/aspen under 600k that look just as good if not better than cougar ridge. Im also looking in sirroco/signal hill.
How busy does old coach road get around westsprings? to me it doesnt look as busy as bow/17th ave would be.
I just moved there, and this pisses me off everyday. Not just grocery store, but home depot, canada tire, Mcdonalds etc. There is nothing here. I do live a few blocks from a damn good carwash though.Originally posted by sputnik
