    Renovated infill.

    Awesome location, avoid rush-hour traffic and Deerfoot!
    Walk to SAIT
    Bike to downtown or University

    Got kids? 3 blocks from King George French Immersion, 5 blocks from Balmoral Uniform school, walk to Rosedale and Cresecent Heights High, and Confederaion Park!

    New roof, new appliances, granite, brazillian cherry, new paint etc.

    Yeah, the area in my opinion is stupid expensive. New Infills are $800k+

    There's a house on a 35 foot wide lot a few doors down for $370k and the house is toast, tear down only lol.

    Not sure why you would think so, but it seems to be in the right ballpark...

    Perhaps a bit high, given its smaller size and proximity to high density/commercial/busy road, but it's also detached which is a plus.
