So to mix it up a bit, here's our new home... taking possession in just over a month. Built in 1977, 2600sqft with full walkout basement (plus a huge greenhouse), wraparound deck and loads of character throughout.

Isn't that part of the fun... Our house will need about 90% of it updated cosmetically... we're going to keep the original doweled oak hardwood, brick flooring and brick fireplaces... basically everything else needs to be replaced/updated.
Yeah, we bought kinda under the same idea - everything was liveable but dated... Some of the major updates (mostly) done - ie kitchen/bathrooms; just not to our taste.

As a sort of rule of thumb, what does building new cost? At least compared to buying a preowned house. Mostly interested in something fairly inner city (bankview, mission, etc). I've been keeping an eye on the markets for a few months now and Calgary just doesn't seem to have anything that catches my eye (for under $800k, anyway...)
In new communities you can safely budget for about $250-300 sq ft including tax and land.
The $250 of the range will be for the "move up" market and the estate homes will start around the $300 sq ft range. Of course you can easily go up from there once you start getting bigger lots, walkout basements and pimped out finishings.
So I'm guessing anything around beltline would be more in the $350-400/sqft range? I haven't followed any of the newer communities ie. mackenzie towne but I'm guessing theres a huge difference between the two areas

FYI. "price per sq ft" never refers to lot and building. Always your building cost only. Starter spec homes are around the $150-175 mark. Custom in-fills at around the $250 mark.

I'm just finishing a couple of Marda Loop jobs. Duplexes. 3400 sq ft, 4 levels. Listing for $1.1 Mil. The old 60 ft lot was a $500,000 house. Demo'd and replaced with the duplex.Originally posted by woodywoodford

So consider lot = $250k. ($500k/2).
Building; 3400 sf @$250 = $850k.
Also two others in Kensington and Bridgeland with almost exact same numbers.
