    Bad analogy. The "best" divorces are the ones where both parties work out the deal on their own and the lawyers are just brought in to do the official paperwork.

    I bought a house privately and it was a great experience. The sellers were very helpful and our lawyer and home inspector handled most of the work. I can understand that there can be some complicated situations for certain properties, but in reality for the majority of homes sold it is a pretty simple process.

    Hahah...Iam speaking in general. The average calgarian has no issue spending money and not getting any value (starbucks) If a good agent can come in and add value shouldn't he pa paid for it?

    A trend in the downtown commercial real estate world for mid to large size deals is the client keeping a percentage of the brokers comission. (Say 25-50%)
    Granted the fees are significantly larger, I can see the same happening more with home sales depending on the house and relationship with the agent. I know some already give a discount on a normal buy/sell but I see it getting larger with the discount listings popping up. I can't see too many agents saying $25k isnt worth my time, I'll only do the $40-50k deals! It would be a nice chunk of change to help with moving costs or new furniture!

    I have had several friends that divorced without court or tens of thousands in legal fees.

    Sure there are complicated divorces that will cost more money, but if both parties have a level head, and aren't sold the "lawyer will get you more" (sound familiar?) propaganda from their girlfriends then it can actually be a pretty smooth and far more inexpensive process.

    I have heard of some greasy realtors who take advantage of clients this way. What they do is ask the client how much they want to get for their home. The seller says (for example) 500k, and the realtor agrees and says, he wont take commission, he will only take anything above and beyond the 500k if he can get the house to sell for more then that. But what the clients don't know is that the house is really worth 550k and the realtor will be walking away with 50k. Theoretically both parties are happy as the seller got what they wanted/expected, but they could have gotten more.

    Last time I sold a house, I know for sure that Mr Lotoski got me more than I would have with another agent. I've used other agents.

    I also feel he helped me negotiate a great deal on the place I bought.

    Not all Realtors are good value, that's certainly true. Some are great value, some aren't worth minimum wage.

    You wouldn't believe the ridiculous low ball offers people tried because there are "No Realtors Fees"... 50K less then list!

    People not showing up for showings etc...

    It was wasting so much of his time just got a realtor and sold it two weeks later.

    But I do agree the commissions are on the high side these days with house prices.
