    Let me start by saying look no further if you are looking for a good realtor. When I met Jordan I was all about looking for a house as a investment property. Jordan quickly convinced me to purchased a condo due to the ROI, maintenance, and level of tenant. He was quick to point out the good condos which would be the most desirable and set up viewings. Emails and text messages were always responded to quickly, everything was always straight up and he was just a good guy to deal with. For the record, I ended up getting a smoking hot rentee (no I will not post pictures so please don't ask) who is easy to deal with and paid first 3 months up front.
    Highly recommended, when I look to expand I will be giving Jordan a call. PS I want to see the lambo when the bumper is done haha

    just out of curiosity what was the difference in terms of ROI for house vs condo?

    Depends on ROI as in cash flow or potential equity increase.

    Historically, house should have better ROI as equity but more of a management nightmare when you have tenants that don't care about the exterior up keep.

    Condos' equity are raising fast that last 20-24 months due to lower price of entry and city policy. And you usually has better cash flow on them. All you have to care is internal of the unit as common area is also covered by management fees. Some of them even cover utilities which makes them a less hassle rental unit.

    When it comes to risk, single house is more controllable as whatever breaks, you fix and hopefully the inspector is competent so you don't get a stinker.

    Condo has higher risk as they are managed by a board and you have to check the health of reserve funds. And there are no shortage of horror stories of owners having to come up with 10's of thousands to fix up the complex when problem shows up.

    Very good points brought up, all of which were discussed when Jordan mentioned the idea of going to a condo. His argument was "out of sight, out of mind" which was exactly what I was looking for. He knows condos well and set me up on a search for the buildings he knew were well managed.
    It just made sense to go condo for a newb investor

    what kind of dwarfy plants are you growing?

    either way, thats why you get a 5 level with no crawl space... and a 50% annual ROI
