    Nice digs, after the condo fees, all I can afford to park in the three titled parking stalls would be my DD bookended by the rest of my stable of fine autos.

    Wonder the same. Does the seller have to disclose this information of can they just sell it to someone who doesn't know better and find out after the fact? Not that it matters for anyone buying this place, but still.

    Shouldn't it be zero if they have a decent reserve?

    I believe condo buildings are considered commercial and therefore can be covered by flood, so the reserve fund would just need to pay a deductible. Can someone confirm that, or correct me if I'm wrong?

    I was also in there after the flood and I didn't see any damage whatsoever. It was obvious the parkade had a bit of water in it, but I didn't see anything out of the ordinary otherwise. I didn't look everywhere though.

    There was next to no flood damage at arriva relative to the situation. Some minor drywall in the elevator lobbies/main lobby and a parkade cleaning. Nothing major to warrant a special assessment. No vehicles in the parkade were damaged etc

    Sorry, was a typo...Arriva.

    There was next to no flood damage in the building, was cleaned up within hours after the flood.

    Yes, condo buildings have flood insurance, but the deductibles are MASSIVE. For example, the building I am in is worth about 5-6 million, our deductible is 25k. So, the owners would be assessed the deductible unless other arrangements are made.

    Did they fix the outstanding issues with the builder ? I was going to buy back in 07 but decided against as the building appeared to have huge legal and financial issues back then.

    ^^ I believe the buyer of this is a flood victim. I also how another agent waiting if this falls apart.

    Great time to sell a condo, very limited supply of new product on the market.
