Default Developer Lawyer vs Own Lawyer

As the subject states, I am about do a closing on a brand new house that i purchased from Shane homes, a reputed developer of Calgary.

They gave me the option of using their own lawyer, which is FREE or picking my own lawyer which will cost roughly 1100...

This is my first home purchase and so far, Shane has been nothing but accommodating as well as helpful.

My real question is what could be the drawback of using their lawyer.. i mean, i have read online that its better to have your own lawyer as things may get complicated... but what can get so complicated in a brand new house, that i am overseeing while it is being built...

Your responses are highly appreciated, and please refrain from cursing me as I don't much know about lawyers and their work...

    thanks.

    Free is good.

If it's "free", you've already paid for it so use it.

Shane uses Sugimoto, Clark Fowler is probably your lawyer.

You might as well make use of the pre-paid service. It's not like you're going to get a credit from Shane if you bring in your own guy. And there isn't really anything your own lawyer can do to help you anyway. The new home purchase contracts are so ridiculously slanted in favour of the builder, you're pretty much a willing hostage (legally speaking) anyway. Don't worry, with a new house you'll have plenty of other things to spend your $1100 on in the next few months.

Read over the paperwork yourself and then make sure their lawyer explains everything to you.

Use the builders lawyer, in the event of any dispute both sides have to find different lawyers anyways so really there's no negatives to using the one provided by the builder.

As Saul looks to have his hands rather full on this season of BB, I'd go for the builder's lawyer.
